Camp Kaufmann:
The Outdoor Experience is an essential part of Girl Scouting. As the only Girl Scout council in the nation serving a 100% urban population, GSGNY prioritizes offering high quality outdoor education opportunities to New York City girls. Camp Kaufmann has 425 acres of land to oversee and maintain. It has 4 bodies of water, 4 water systems, 5 acres of grass, 1 mile of road, and 60 structures of various types including a 5,000 SQF dining hall, 8 year-round structures, 5 camp sites, a swimming pool, a lake front, a ropes course, and several other program areas.
Position Description:
The Property Manager of Camp Kaufmann will live on Girl Scouts of Greater New York property to oversee and maintain 425 acres of camp grounds in an orderly and safe manner; to carry out a planned program of building development as well as remedial and preventive maintenance of all buildings, grounds and equipment; to oversee day trips, weekend camping, summer camp and external rental use on a year-round basis; and to partner with camp program staff to ensure quality Girl Scout programs.
The Property Manager must be on-site for the duration of any camp event, including evenings and weekends.
Responsibilities:
Oversee 425 acres of property:
Manage the year-round security, health, and safety of Camp Kaufmann for visitors, staff, and external stakeholders according to policies and procedures set forth by GSUSA, GSGNY, the American Camp Association, New York State and Dutchess County Department of Health & Department of Transportation. Manage the Property Team to supervise the day-to-day operations of camp. Manage water systems, septic systems, electrical, plumbing and structural needs/repairs. Manage emergency response, fire safety systems and security equipment. Manage structure maintenance, grounds maintenance, vehicle maintenance, mechanical equipment maintenance and inventory.
Oversee budgets, contracts and capital improvements :
Manage annual operational budget and capital improvements budget. Recommend, hire and supervise outside contractors for construction work; manage all aspects of projects including costs, contracts and permits. Manage monthly expenses, accounts receivable, accounts payable and maintenance of corporate accounts for all property-related items.
Oversee annual maintenance of structures/programmatic areas/equipment:
Seasonal units open by April 15 and close by October 15.
Swimming pool opens by May 15 and closes by September 15. Certified Pool Operator License required to maintain pool and filter system.
4 individual water systems open/close during various months. 4 individual chlorination & filter systems open/close during various months. Program Areas: Pool Pavillion, Art Pavillion, Boat House (including boats, docks, fishing equipment) Low Ropes/High Ropes Courses, Zip Lining, Climbing Wall, Butterfly Garden. Vehicles: Chevy Van, Dodge RAM, Toyota Highlander, Lawn mowers, golf carts, tractors, gas-powered tools.
Oversee Girl HQ Dining Hall Maintenance:
Maintain compliance with all health, safety and food service regulations; conduct regular inspections to maintain a clean, safe, and code-compliant environment. Monitor condition and functionality of equipment including stoves, ovens, dishwashers, HVAC systems, and refrigeration units; oversee routine maintenance. Manage annual building inspections: Fire System, Fire Suppression, Fire Extinguisher, Electrical. Be first point of contact for any indicators of damage - lighting issues, system alerts, persistent odors, leaks, broken fixtures, clogged toilets/sinks, broken furniture, unsafe equipment, pest activity, wall/paint touch-ups, beverage equipment malfunctions, etc. Schedule third-party vendors when escalated repairs are needed; supervise service visits and manage access to the building. Track inventory levels for cleaning products, dining supplies, and equipment parts o Monitor utility usage (electric, water, gas) and identify areas for cost savings or efficiency improvements.
Oversee External Rental Revenue:
Partner with Camp Director to provide tours, respond to inquiries, plan, coordinate and execute. Partner with Camp Director on pricing strategies, packages and seasonal promotions to optimize rental income. Manage facility readiness, staffing needs, cleaning, repairs, and reset of facilities before and after each event. Recommend facility upgrades or enhancements based on rental client feedback and competitive benchmarking.
Partner with Programs Team:
Oversee property readiness for day trips, weekend camping and summer camp sessions. Oversee emergency response plan and action when staff, campers, or guests are on property. Partner with Camp Director to ensure Camp is meeting all objectives and safety requirements. Assist Camp Director with the annual American Camp Association Accreditation Process. Provide excellent customer service to staff, volunteers, and campers. Be on-site throughout duration of programming for facility needs/emergencies.
Qualifications:
Minimum 3 years of experience in a similar role. Experience in routine repairs for roofing, plumbing, carpentry, electrical and HVAC. Experience in land management and emergency response skills. Culturally sensitive and inclusive; experienced in working with campers and staff from diverse racial, cultural, and religious backgrounds. Valid US driver's license. Willingness to assist Camp Ranger during off-hours (in case of emergency). Demonstrated ability to think critically and manage competing priorities. Written and verbal communication skills. Proficient in Microsoft Office Suite. Physical Demands:
Ability to lift 50 pounds of force frequently. Ability to stand for long periods of time. Other demands as determined by GSGNY. Compensation & Benefits:
