Position SummaryWe are seeking a strategic and forward-thinking Preconstruction Manager to take a leading role in shaping the success of our commercial construction projects. This individual will drive innovation, mentor high-performing teams, and cultivate key client relationships while overseeing all aspects of preconstruction and estimating. Our client is a specialized concrete contractor continuing to specialize in both Residential and Commercial projects. Core ResponsibilitiesDevelop and communicate the company's value proposition and market positioning strategyInspire, mentor, and coach estimating professionals and PM/Estimators through structured growth plans and performance evaluationsEnsure a unified client experience across all preconstruction phases by actively engaging on projects throughout the divisionBuild and implement a robust unit business plan covering strategic goals, staffing, client acquisition, and long-term growthFacilitate and lead strategic planning sessions for estimates and proposalsDeliver timely, detailed, and compelling estimates that build client trust and reinforce our reputationProactively assess project risks and collaborate with senior leadership on mitigation strategiesCultivate and expand a strong network of subcontractors and trade partnersGuarantee estimate accuracy, including general conditions and scope alignmentReview all estimates, subcontractor scopes, and proposal documentation for completenessOversee project handoffs and kickoff meetings to ensure a seamless transition from preconstruction to operationsDrive contract negotiations and finalize pricing and terms in partnership with legal and executive leadershipPresent project strategies and proposals with confidence to clients and design professionalsTrack design progress, identify cost-saving opportunities, and contribute to value engineeringMonitor win/loss rates and manage bid pipeline and project pursuit trackingMaintain and refine a historical cost database to support early-stage budgeting and feasibility assessmentsCollaborate on schedule development based on real-time data and manpower projectionsSupport manpower planning, staffing projections, and pre-project resource allocationResearch and track competitor backlogs and market activity to enhance competitive intelligenceQualifications & Desired AttributesBachelor's degree in Construction Management, Engineering, Architecture, Business, or related discipline (3+ years of commercial GC experience required)OR Associate's degree with 7+ years of relevant experience in commercial constructionStrong analytical mindset and a proactive approach to problem-solvingExceptional leadership and team-building skillsAdvanced communication abilities, both written and verbalIn-depth knowledge of the construction process, including estimating, bidding, and project delivery methodsTech-savvy with proficiency in Microsoft Office and estimating software toolsDetail-oriented and driven by results, quality, and client satisfactionCompensation & BenefitsCompetitive total compensation package: $120,000 - $130,000 (base + discretionary bonus/profit sharing)Comprehensive health benefits including medical, life, and accident insurancePaid time off and holiday pay401(k) retirement plan (employee contribution)Career advancement within a high-integrity, growth-oriented company
