Job Scope
The Property Accountant is responsible for the day-to-day accounting responsibilities for approximately 6-8 residential apartment communities. The pay range for this position is $38.31 - $45.49. The property accountant is also eligible to participate in the discretionary annual bonus plan. Job Duties
The Property Accountant is responsible for managing all aspects of the monthly accounting close process, including but not limited to:
- Reviewing Gross Potential Rent and Security Deposit Activity calculations and resolving discrepancies
- Reconciling property-related revenues and A/R subsidiary ledgers
- Reviewing and approving property A/P invoices, move-out statements including reconciliation of subsidiary ledgers
- Preparing and recording journal entries for bad debt, management fees, loan fees, mortgage payments, property taxes, accruals and other ad hoc entries
- Reconciling the fixed asset system and reviewing depreciation and amortization schedules
- Reviewing, analyzing, and reconciling general ledgers for accuracy and reasonableness
- Following the close calendar and proactively escalating concerns to ensure deadlines are met
- Collaborating with site teams to resolve ledger and billing issues and responding promptly to property and management team requests.
Additional duties include:
- Prepare bank reconciliations including analysis of automated payments and credit card activity
- Preparing loan packages in accordance with lender requirements
- Preparing monthly and quarterly JV financial packages in accordance with partnership requirements
- Processing real estate tax payments timely
- Initiating and recording ACH and wire transfers
- Prepare GAAP financial statements and annual tax / audit packages
- Assisting with other special projects as needed
Technical/Professional Knowledge (Knowledge/Skills, Education, and Experience)
Must have a solid understanding of accounting principles (GAAP) and real estate
Hands-on grasp of details, organized and be able to manage priorities
Strong attention to detail, self-motivated, adaptive and flexible
Must be able to meet all deadlines, be highly customer oriented and responsive
Have a strong desire for constant learning and be a team player
Knowledge of internal control concepts, accounting principles, and financial reporting
Yardi knowledge a plus
Affordable housing and joint venture experience a plus
Advanced Skills in spreadsheet and word processing software (Microsoft Office applications preferred)
Minimum of three years of residential real estate accounting experience preferred
- Bachelor's degree from an accredited four-year college or university majoring in Accounting or Business Administration preferred
Work Environment
The Property Accountant works in a professional office environment and interfaces with external/internal customers, vendors, and financial partners on a regular basis. The Property Accountant will maintain professionalism at all times with management and team members as well as successful communication and positive relationship building.
