About the role The individual for this role thrives on variety and multi-tasking. This role is ideally suited for a well-organized and customer-savvy Leasing Consultant responsible for managing two or more properties. The Leasing Specialist will coordinate with a Property Manager and/or Leasing Manager to prioritize tasks. Responsibilities include managing all activities related to apartment rentals, move-ins, move-outs, and lease renewals, as well as interacting directly with prospective and current residents to maximize occupancy, ensure resident retention, and provide excellent customer service. What you'll do Generate and manage prospective resident leads. Follow up promptly with prospective residents via phone, mail, or email daily. Convert leads into scheduled tours and appointments. Qualify prospective residents. Tour prospective residents and lease apartments. Assist with resident applications. Maintain detailed records of leads and update resident files daily. Coordinate move-in/out needs with maintenance and inspect apartments prior to move-ins. Orient residents to the property and ensure apartments are market-ready. Conduct daily property walks to ensure curb appeal and property standards. Complete weekly leasing reports accurately and timely. Stay informed about competing communities through regular visits and shopping. Participate in marketing and outreach programs. Enter and follow up on resident service requests. Assist with planning resident activities to promote retention. Respond promptly to resident requests and deliver notices as needed. Adhere to all policies, safety rules, and legal requirements. Perform additional duties as assigned. Qualifications High school diploma required. At least one year of sales or customer service experience preferred. Previous residential leasing experience preferred. Basic proficiency with Microsoft Office Suite. LIHTC experience is a plus. Excellent customer service and interpersonal skills. Experience with Entrata or similar systems preferred. Ability to communicate effectively in English; bilingual skills are a plus. Proficiency with office equipment. Strong organizational and time-management skills. Ability to handle difficult situations calmly and effectively. Valid driver’s license, clean driving record, and auto insurance required. Must complete Fair Housing, Diversity, and Inclusion Training within 30 days of employment. Flexible schedule, including overtime, weekends, and holidays as needed.
