Position Summary:
As a key leader within XL Construction, the Director of Preconstruction drives the success of our pursuit and project development efforts by delivering exceptional preconstruction services and strategies. This role partners cross-functionally with Operations, Estimating, MEP Services, and Self-Perform to ensure the seamless integration of client vision, cost certainty, and constructability from concept through GMP execution. This individual champions XL’s core values, elevates our preconstruction talent, and ensures scalable processes that support sustainable growth, innovation, and repeat client engagement.
Key Responsibilities:
Leadership & Strategy
Serve as a trusted advisor and strategic partner to Executive Leadership, Operations, and Business Development to drive successful project pursuits across XL’s market sectors. Lead, mentor, and develop a high-performing team of Preconstruction Managers, Estimators, and support staff—promoting growth, ownership, and alignment to XL’s values and leadership competencies. Champion XL’s “Middle Game” and “End Game” strategies to secure work and build enduring client relationships. Foster a “We Not Me” culture by collaborating across teams and functions to deliver unified solutions. Preconstruction Management
Oversee all phases of preconstruction delivery, including budgeting, scheduling, constructability, design-assist, and GMP/estimate preparation across negotiated and competitive pursuits. Ensure the successful implementation of XL’s standardized preconstruction tools, templates, and workflows. Facilitate robust handoffs to Operations to ensure project continuity, schedule alignment, and execution of scope and intent. Engage with MEP Services, SPW, and Bradley resources to integrate value-added capabilities into project pursuits and buyout strategies. Develop and manage bid leveling, gap analysis, and market benchmarking tools. Client & Market Engagement
Represent XL’s brand and capabilities in client meetings, interviews, and industry events—bringing thought leadership and market insights to the table. Support RFP/RFQ responses, pursuit content development, and presentation delivery. Monitor competitive trends, market intelligence, and cost data to position XL as a builder of choice in Northern California and beyond. Operational Excellence
Evaluate and implement new preconstruction technologies and tools to increase accuracy, speed, and collaboration. Track and analyze win/loss metrics and leverage data insights to refine pursuit strategies and improve conversion rates. Lead the prequalification strategy for trade partners and maintain robust sub engagement to support competitive pricing and high-quality delivery. Identify and execute opportunities for fee enhancement through buyout strategy, SDI optimization, and creative value engineering. Qualifications & Requirements:
10–15 years of progressive construction experience with at least 5+ years in preconstruction leadership roles. Proven experience leading successful preconstruction efforts on large-scale commercial projects (100K+ sq. ft.), including ground-up healthcare, life sciences, education, and civic buildings. Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field; advanced certifications (e.g., DBIA, LEED) preferred. Demonstrated success in managing design-build and negotiated delivery projects. Deep understanding of cost modeling, conceptual estimating, design management, risk mitigation, and client engagement strategies. Strong leadership presence with a track record of building and empowering high-performing teams. Proficient in preconstruction software tools (e.g., Assemble, Procore, Bluebeam, WinEst, or equivalent). In accordance with California’s pay transparency laws, XL Construction reasonably expects to pay a base salary range of
$225,000 to $300,000 annually
for this role. Final compensation will be based on factors such as experience, education, internal equity, and geographic location. This role is also eligible for performance-based incentive compensation. #J-18808-Ljbffr
