CCHL Servicing Default Specialist II - Kennesaw

Responsible for the welcome call and collection activity on the servicing portfolio. Acts as a point of contact for borrowers and communicates payment solutions in compliance with regulations. All associates at Capital City Bank, Capital City Investments, Capital City Trust, Capital City Strategic Wealth, and Capital City Home Loans have access to confidential client information and must practice discretion at all times. Principal Duties and Responsibilities: Establish collection call campaigns in accordance with former "Servicing Alignment Initiative" guidelines. Effectively communicate and educate borrowers. Explaining the impact of delinquency on the loan and potential loss mitigation options. Properly updating the servicing platform, including right party contact, promise to pay dates, reason for default. Process Loss Mitigation Applications in accordance with CFBP, Investor and Insurer guidelines. Process bankruptcy filings, including but not limited to updating servicing system, referring to attorney to file proof of claim, notice of default or motion for relief. Monitor active bankruptcy files monthly. Prepare and review foreclosure review committee forms monthly with Executive Management. Process for foreclosure files, including but not limited to: referring to respective foreclosure attorney, ensuring Investor/Insurer due diligence timeline is met. File foreclosure and loss mitigation claims in accordance with Investor/Insurer guidelines and timeframes. Maintain REO portfolio, including but not limited to ordering valuations, referring to attorney for eviction, assigning real estate agent, maintaining condition of the property, mitigating code violations, review and processing of offers and counter offers, manage closing process. Order and review property inspections, updating the servicing platform with the inspection results. Order property preservation as necessary and in accordance with Investor/Insurer allowable. Request approval for amounts over Investor/insurer allowable. Processing invoices in accordance with Investor/Insurer guidelines. Monitor second lien performance. Prepare charge off request. Prepare monthly delinquency reporting for Capital City Home Loans and Clients. Respond to audit request. Review VA Valeri exception reporting. Review and submit FNMA delinquency reporting. Review and manually submit FHA delinquency reporting. Submit monthly credit bureau reporting files. Review, research and respond to E-Oscar ACDV and Block/DNR inquiries. Develop policies and procedures within CFPB, FNMA, FHA, VA, USDA and FHLMC Guidelines. Employer determines the essential functions of the job. Associates will consistently follow policies and procedures as established by Capital City Bank, Capital City Investments, Capital City Trust, Capital City Strategic Wealth, and Capital City Home Loans with department managers setting the standard. Associated Duties: Provides additional support to manager and department colleagues. Completes all assigned/required Bank training within established timelines. Knowledge, Skills and Abilities (KSAs) Required: Ability to work on the Servicing Director system utilizing the Collections module to establish collection calls, welcome calls, and scoring models to efficiently collect on borrower accounts. Must be able to effectively communicate with borrowers while maintaining privacy and respectful demeanor. It is essential that we monitor and follow all investor, state, federal and CFPB guidelines. Analytical and problem-solving skills. Strong written communication skills. Exercises high level of sound and reasonable judgment. Ability to follow detailed instructions and a wide range of procedures. Education: Bachelor's Degree from an accredited college preferred. Relevant experience may substitute for the education requirement. Three years of Mortgage Servicing experience is preferred. Suggested Experience: 2 years of collection experience servicing Conventional insured loans, FHA, USDA and VA loans. 1 year of experience as a "Single Point of Contact" or loss mitigation underwriting. 1 year default reporting experience. 1 year of experience processing foreclosures or bankruptcies. 1 year of claim experience. 1 year of property preservation experience. 1 year REO experience. Working Conditions: Regular contact with clients, associates and supervisor. Communication via phone and email. Fast pace and occasional stressful situations. Ability to sit for long periods of time.
