Cre Relationship Associate I
The CRE Relationship Associate I assists in managing a portfolio and in growing the profit of that portfolio by deepening existing customer relationships. This job supports a Senior Relationship Manager or Team Leader covering the customer by attending client meetings, developing pitch books, structuring content for presentations, developing new ideas to support the goal of being perceived by clients as thought leaders and trusted advisors, planning engagements, evaluating alternatives, cross-selling ancillary products, and providing market updates. The CRE Relationship Associate I is the primary and in some instances secondary client contact for relationships managed by the Sr. Relationship Manager or Team Leader. This job consists of an 18 - 24 month program that will provide an opportunity to work within the Commercial Real Estate Origination team, with the intent of providing broad and deep exposure to the Relationship Manager role and all aspects of client interaction from developing new business to managing the full client relationship. Depth & Scope: Assists in the structure and execution of Commercial Real Estate Loan transactions both project level, REIT and Funds and syndicated loan transactions including term loans and construction facilities for a variety of property types and clients Works with Senior Relationship Manager or Team Leader in the preparation of pitch books and developing strategies to deepen existing relationships and to court new business opportunities Works closely with Credit Management to coordinate and facilitate and advocate on behalf of our clients and prospects in the preparation of credit submissions and other documentation related to the transaction approval process, including assistance related to loans, syndications, pipeline management and relationship strategy. Contributes and provides input to loan decision process for less complex loans based on evaluation of credit risk and other key factors uncovered via individual analysis and via input from Credit Management. Coordinates with product partners to market ancillary products to clients such as interest rate hedging, short term investment products, equities, securitization, foreign exchange and Treasury Management services Has a thorough understanding of current TD Credit Risk Policies, CRE Underwriting Guidelines, RAROC pricing models, BRR, FRR and Maestro Gathers financial and general business information and explains products and services offered. Coordinates financial analyses needed to make credit decisions on less complex loans Represents Commercial Real Estate Department at business and civic functions. Gains exposure to various CRE industry groups. Develops general overall knowledge of Commercial Real Estate Lending industry, regulations and guidelines. Including matters relating to Appraisal and Environmental matters. Discusses and outlines prospective financing interest based on thorough understanding of TD Credit Policy, Risk tolerance, Commercial Real Estate experience, understanding of industry and individual prospect situations Reviews Loan Documentation in connection with Credit Management and outside legal counsel and negotiates same as appropriate to insure adequate lender protections Gathers prospect financial and general business information as needed and does an initial review of same Updates Sales Force noting client calls, deal status, cross sell initiatives Education & Experience: Bachelor's Degree in Economics, Finance, Accounting or Business preferred 3 - 5 years of experience working in a financial institution 3 years of direct experience managing a diversified commercial real estate portfolio of credits, including direct face to face client contact and cross selling initiatives and managing matured loans and the structuring of modifications. Experience in the testing and handling of covenants and defaults. Experience working with outside attorneys and loan closings. Outstanding quantitative and qualitative analytical skills Knowledge of finance and accounting Strong understanding of credit, valuation techniques, spreadsheet modeling and real estate asset classes Thorough understanding of Commercial Real Estate Loan Documentation Principals Highly motivated with demonstrated ability to manage conflicting priorities and requests Strong work ethic; ability to take initiative and function independently with minimal supervision, balanced with strong teamwork skills Excellent written and oral communication skills; superb interpersonal skills with ability to maintain relationships at all levels and with other partners in the organization Detailed-oriented; effective time management and strong organizational and planning skills Willingness to travel including overnight if necessary Must maintain high standards of professional and ethical conduct Demonstrated understanding of commercial credit decision process Physical Requirements: Domestic Travel
