Maintenance Technician

Areas of responsibility to include (but not limited to): Inspects and vacates units as required, ensuring that all make-ready repairs are completed correctly as assigned. Diagnose and perform routine maintenance or repairs as assigned. Knowledgeable of inventory levels of supplies to handle most common repairs and situations. Complete assigned service requests within 24 hours when possible. Assist other service staff in keeping grounds and community areas clean, free from litter and clutter. Assist in responding to all community emergencies with staff, residents, buildings, etc. Requirements: Minimum one-year previous experience in property maintenance or equivalent. Knowledge of electrical, plumbing, HVAC, appliances, pools, and general maintenance equipment, tools, and materials. Ability to operate hand and power tools, measuring devices, and mechanical equipment. Strong organizational, communication, and problem-solving skills. Work as part of a team, as well as complete assignments independently. Deliver high-level customer service to residents. Safety: Learn and comply with all company, local, state, and federal safety rules. Ensure tasks are performed in a safe and professional manner. Review SDSs and handle chemicals according to regulations and company policy. Follow PPE requirements for all work. Walk the property regularly to look for any safety hazards and report them immediately to the Community Manager to be resolved. Administrative: Provide desktop support to office team for completing assignments. Document appropriate in forms regarding preventive maintenance, service requests, etc. Resident Relations: Maintain positive customer service with residents. Deal with resident concerns and requests in a timely manner. Follow through with all community notification issues (i.e., bad weather, emergency, etc.). Community Engagement: Assist with community events and initiatives. Provide support to Service Manager and staff to encourage teamwork; assist in creating a harmonious environment. Participate in weekly/daily staff meetings. General: Represent the company in a professional manner at all times. Perform any additional duties or tasks as assigned by a supervisor or manager.
