Position Title: Facility & Harbor Maintenance Manager Department: Facility Maintenance Salary Range: D.O.E. Reports to: Chief Administrator Employment Status: Full-time FLSA Status: Non-Exempt Position Summary The Facility & Harbor Maintenance Manager (Co-Manager) is responsible for overseeing daily maintenance operations of both the marina harbor and land-based facilities. This role shares equal responsibility with a co-manager to ensure smooth, safe, and efficient operations. The position requires collaboration, problem-solving, and strong leadership skills to direct maintenance staff and coordinate repair, inspection, and improvement projects across the property. Essential Functions & Duties Share managerial responsibility with co-manager in leading the maintenance team. Ensure docks, slips, gangways, and all floating infrastructure are inspected and maintained regularly. Manage upkeep and repairs of all buildings, electrical systems, plumbing, HVAC and grounds. Coordinate facility improvement projects and liaise with contractors as needed. Ensure all maintenance activities comply with NPS, OSHA, EPA, Coast Guard and other relevant regulations. Maintain records of inspections, repairs, and safety drills. Participate in emergency response planning and implementation. Work collaboratively with co-manager to resolve operational challenges. Communicate with marina management, customers, and contractors. Participate in management meetings and strategic planning. This role requires rotational or as-needed on-call availability to respond to after-hours emergencies, critical equipment failures, and urgent operational issues. Possess the ability to react productively to other duties as reasonably assigned. Qualifications Minimum of 21 years old and possesses a valid driver's license. Strong leadership and team coordination experience. Knowledge of marine infrastructure, electrical, plumbing, and mechanical systems. Strong communication and problem-solving skills. Ability to operate heavy equipment (forklifts, hoists). Understanding of environmental regulations and safety compliance. Education High school diploma or GED equivalent required. A Bachelor's degree in Facilities Management, Business Administration, Engineering or related field is preferred. Vocational training or certifications related to facilities maintenance are preferred. Experience 5+ years of experience in marina maintenance, harbor operations, or similar facility management role. Technical Skills Familiarity with building codes, safety regulations, and experience with specific systems (like HVAC, electrical, plumbing) is often needed. General Skills Knowledge of APM marina services and amenities. Guest relation skills which allow calm, effective, polite and professional resolution of guest problems or concerns. Knowledge or ability to be trained in fire extinguisher operation. Knowledge or ability to be trained in ISO/EMS awareness. Knowledge or ability to be trained in employee orientation Knowledge or ability to be trained in hazard communication. Knowledge or ability to be trained in hazardous materials response/respiratory protection. Knowledge or ability to be trained in emergency response. Knowledge or ability to be trained in recyclable materials. Knowledge or ability to be trained in blood borne pathogen awareness. Supervisory Responsibility Yes. The incumbent must possess knowledge of the structure and content of the English language including the meaning and spelling of words, rules of composition, and grammar for general communication purposes with coworkers, supervisory and management staff, customers, vendors, and other visitors. Strong communication skills are required to maintain the utmost safety and efficient completion of industrial tasks. Environmental Conditions The incumbent must be able to work around water. Employees are expected to promote a safe working environment for themselves, coworkers, and our guests. Position/duties may require lifting, carrying, pushing and/or pulling objects up to fifty (50) pounds with assistance if reasonably needed, while reaching or handling materials, supplies, tools, equipment and/or debris. Conduct assignment of shift work during periods up to sixteen (16) hours. Must be able and willing to work a flexible and potentially rotating schedule, including weekends, holidays and during a twenty-four hour period. The position is also subject to "on call" status outside of regularly scheduled shifts to address maintenance tasks which require immediate attention. The position will involve working outdoors in adverse or inclement weather conditions including but limited to extreme heat. Evaluation Performance of this job will be evaluated in accordance with provisions of the Antelope Point Marina policy regarding employee performance evaluation. The employee understands that a 90 day performance evaluation will be conducted to discuss job responsibilities and performance requirements. Should the employee not meet the performance standards of the position, APM management reserves the right to terminate the employment relationship or relocate the employee to another position within the company, if available.
