Maintenance Technician II
Provide highly skilled maintenance support and operation of resort and guest facilities. Safely maintain mechanical systems, HVAC, electrical, plumbing, inventory control, maintenance record keeping, long-range planning to ensure cost effective operations and leadership to projects and repairs. Key Responsibilities: Assist Facilities Manager and Construction Manager on building/repair projects. Provide leadership, training, and guidance to Maintenance Technicians I and II on building/repair projects. Respond to guest and staff requests in a timely, courteous and professional manner. Resolve all guests and employee reported maintenance issues/concerns. Comply with Safety Standards for the project and use of tools and machinery. Keep work and guest areas safe and presentable while performing repairs and installations. Efficiently and accurately prioritize and complete tasks. Participate in daily, weekly, and monthly building tours and inspections. Perform preventative maintenance tasks and repairs as needed. Assist departments moving furniture, making improvements, unloading and storing supplies as business levels allow. Refrigeration/Commercial Cooking Equipment/Boilers:
Experience in commercial refrigeration. Know and understand basic design of gas fired burners, boilers and commercial kitchen equipment. Able to perform maintenance diagnostics and effect repairs. Carpenter/Building:
Construct and repair structural woodwork and equipment throughout the property. Build, repair, and install counters, cabinets, benches, partitions, floors, doors, building framework and trim. Install glass in windows, doors and partitions. Proficient in finish carpentry. Commercial Carpentry experience preferred. Painting:
Provide Sundance with a high-quality appearance in guest cottages, offices and public areas. Maintain inventory of paint and supplies. Organize and prioritize assigned projects. Carefully complete prep work to ensure a favorable painting product including drywall repairs. Paint accurately, quickly and efficiently while maintaining a clean environment. Must be proficient in painting techniques and styles. Electrical/HVAC:
Understand electrical systems and HVAC systems. Troubleshoot, service and repair of pumps, condensers, motors, lighting and electrical circuits. Diagnose malfunctioning apparatus such as transformers, motors, and lighting fixtures and replaces damaged or broken wires and cables. Test malfunctioning machinery and discusses malfunction with other maintenance workers to diagnose malfunction. Replace faulty electrical components of machine such as relays, switches, and motors, and positions sensing devices. Plumbing:
Assemble pipe sections, tubing and fittings, using couplings, clamps, screws, bolts, cement, plastic solvent, caulking, or soldering, brazing and welding equipment. Fill pipes or plumbing fixtures with water or air and observe pressure gauges to detect and locate leaks. Install pipe assemblies, fittings, valves, appliances such as dishwashers and water heaters, and fixtures such as sinks and toilets, using hand and power tools. Troubleshoot drainage problems, water leaks and lack of water and effect repairs. Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Superior knowledge of all hand tools, power tools, HVAC, troubleshooting electrical problems, commercial cooking equipment repair, dry walling, painting, staining, framing and carpentry skills, plumbing, trouble-shooting propane distribution problems, boilers and radiant heating, and building Construction. Ability to read Blueprints. Professional License Required for Electricians and Plumbers. Must possess a working knowledge of internet navigation and electronic mail. Able to use 2-way radios for communication with other maintenance staff. Must possess a valid U.S. Drivers' License in good standing as determined by Sundance's Insurance Company guidelines. The employee must frequently lift and/or move more than 100 pounds. Must be 21 years old or older. Work Environment:
The employee is regularly exposed to moving mechanical parts and outdoor weather, with frequent exposure to heights, airborne particles, and electrical hazards. Occasional exposure includes extreme temperatures, chemicals, explosives, radiation, and vibration. Noise levels range from moderate to occasionally loud. Benefits:
