Responsible for managing the day-to-day operations of engineering and all skilled trades within the assigned buildings. Responsibilities include managing of electrical, HVAC, plumbing, water treatment, energy management, mechanical systems, fire safety, grounds, facility maintenance, emergency and preventative maintenance work. Must thoroughly understand electrical, mechanical and plumbing systems with an ability to read prints, schematics, and technical literature and be able to provide technical support to all trades personnel on a daily basis. Essential abilities will include managing plant operations, human resource management, fiscal management, quality assurance, information and reporting and compliance and safety requirements for facility operations. Job Functions: Direct, schedule and supervise operations of skilled trades' employees within assigned buildings. Develops and maintains proactive relationships with and communicates with hospital and research leaders and staff to follow up on problem resolution and communicate facility operations activities. Plan work schedules, hours, areas of work and job duties to ensure adequate repair and maintenance services are provided to all areas of the medical center. Review and authorize time and attendance, purchase orders, work sheets and reports submitted by trade staff. Ensure that areas of responsibility are code compliant at all times. Participate in regulatory surveys and documentation production. Coordination of utility system shutdowns and other types of disruptive service between departmental personnel and contractors. Manage contractors where necessary to ensure services are performed completely and billed in a timely and cost effective manner. Review, update, and maintain the preventative maintenance program with staff to keep up required completion rates. Manage staff productivity and operating budgets for assigned cost centers. Train/develop employees in established departmental policies and procedures including but not limited to utility systems & infrastructure. Required Qualifications Bachelor's degree (preferred) or 8 years equivalent maintenance experience (preferably in healthcare or academic research) Three years minimum in a supervisory or leadership position (union environment preferred) Experience with Hospital Infection Control protocols and mitigation strategies. Understanding of BAS, Mechanical, Electrical, Plumbing, Fire Protection, Roofing, and Faade systems and equipment. Experience in JCAHO, federal, state, and local regulations relative to position requirements Ability to work with other Facilities Team members to identify best approaches to problems/questions and present solutions to Director or other Leadership. Working knowledge of construction requirements in hospital, research, educational laboratories, or other sensitive commercial or industrial areas. Must have ability to access areas that are physically restrictive (e.g., building mechanical rooms, roofs, sub-basements, crawl spaces) for routine and investigative field checks and surveys. Must be able to work within a hospital and research laboratory environment. Demonstrated competency with computerized management systems and Microsoft Office Strong verbal and written communication skills required.
