Job Title: Maintenance Technician & Caretaker
The maintenance technician & caretaker is responsible for a wide array of day-to-day duties and tasks involved with the maintenance, repair, and security of Nolan Properties Groups (NPG) portfolio of properties as directed by NPG staff. The maintenance technician & caretaker ensures that the property appearances, grounds, and storage units are clean and in good working order. This position facilitates repairs and maintenance of the properties, performs janitorial services, and assists with light office tasks as may be requested. The maintenance technician & caretaker is the first point of contact in the event of an emergency or security related issues. Key Performance Indicators: First-class property appearance and upkeep Preventive maintenance is performed timely Property is safe and secure and inspections performed daily Able to meet deadlines on projects and tasks Foster effective teamwork and works well with others Execute location objectives and initiatives Strict adherence to cost savings awareness and measures Core Functions: Roving facilitates property maintenance and repairs (daily) Maintenance support for a variety of property types Maintain property appearances in a first-class condition Coordinate and meet with vendors, negotiate advantageous terms, and oversee completion of major repairs Inspects and repairs exterior/interior doors, entrance/exit gates, lights, and touch up painted areas as needed Maintains inventory of equipment and supplies Capable of utilizing trade skills such as carpentry, plumbing, painting, minor electrical, roofing, HVAC On call for property emergencies, as may be required, 24 hours / 7 days per week Performs janitorial duties (daily) Sweeping, mopping, washing, dusting, vacuuming and emptying trash in office and common areas Maintains public restroom cleanliness and supplies Picks up trash and disposes of junk as directed by NPG staff Maintains pest control traps and sprays units for insects Storage unit maintenance and repairs (daily) Cleans storage units and prepares them for rental Performs minor repairs which may include but not limited to; fixing door handles, rollers, springs, tracks, weather stripping, ropes, lights and ballasts Repairs walls and corridor panels Property inspection and reporting (on an as-needed basis) Conducts daily property inspections and security checks Secures buildings, common areas, and perimeter Makes reasonable efforts to make sure the property is safe for employees and customers Completes nightly caretaker logs as may be required Promptly communicates to manager any safety concerns, tenant problems, or other issues Ideal Behaviors and Values: Exemplify integrity and trust Strong work ethic Positive attitude Accountable Dependable Self-motivated Confidential Respectful Works well with all people and personalities Key Competencies: Customer service oriented Strong verbal and written communication Attention to detail and accuracy Plan, organize, and manage multiple projects independently Highly effective organizational and time management skills Critical thinking and problem solving Work well with a wide range of people Adapts to the organizations changing needs Stress tolerance Education Level: High school diploma or GED (Required) High school plus some specialized training of less than two years (e.g. technical or business school) (Preferred)
