The Foreman is responsible for the overall successful initiation, planning, design, execution, monitoring, controlling, and overall closure of residential unit renovation projects. The Foreman provides the leadership, planning, organization, direction, coordination, and control to meet the profit and growth objectives on all projects assigned. In addition, this role preparing project labor schedule and budget for all assigned projects and coordinates activities of all consultants and engineers. Works with Procurement to ensure all products are being ordered to ensure product inventory necessary to meet the timeline of the renovation life cycle. Responsible for warehouse product management, logistics, and delivery system for renovation project and site supply chain. Coordinate with Revenue Management/ Regional Managers and Property Managers on the supply of units that are upcoming for renovation and schedule accordingly. Pre-Construction / Construction Coordination: Responsible for managing sub-contracts and the associated accounting along with those contracts. Provides regular progress updates to the Superintendent Updates unit status trackers to ensure accurate data is available to Property Management Facilitates open communication and transparency with Property Management Team Ensures material storage units are clean, organized, and stocked, performing regular inventories and material orders Work with procurement on the analyzation of all products being ordered and installed. Is responsible for the coordination of all sub-contractors on the renovation project. Works with Project Coordinator on managing change orders and vendor invoices Works with Project Coordinator to prepare various construction documents, sending out letters and general communication to trades and staff Management and Leadership: Contract management during projects, making sure files are current Overall planning and defining of project scope for all subcontractors, and employees Project resource allocation from internal and external resources. Project documentation, communication and reporting Costs estimating, and budget development in collaboration with operations manager. Manages changes in project scope, identify potential issues, and devises contingency plans if required Ensures project is built on budget, on schedule and on drawing specifications Performs other duties as assigned. What You Bring: Multifamily residential construction related experience Direct work experience in a project management capacity, including all aspects of process development and execution Certificate, University degree, or college diploma would be an asset Project Management education an asset OSHA 10 or 30 hour training certification an asset About The Company: Onni has been building communities for people to live, work, and play.
