Affordable Housing Location: 2885 Leeward Avenue, Los Angeles County, Los Angeles, CA 90005 Compensation: $20-$23 (DOE) + Commissions Position Summary: We are seeking a motivated, detail-oriented Assistant Property Manager with experience in affordable housing to help manage the day-to-day operations of one of our residential communities for our Magnolia City Lights & Harbor City Lights properties. The ideal candidate will be familiar with HUD and LIHTC programs and will play a critical role in leasing, compliance, tenant relations, and operational support. This position supports the Property Manager in all aspects of community oversight, ensuring that residents receive excellent service and that the property remains in compliance with all regulatory standards. Essential Functions: Resident Management: Assist with resident relations by addressing concerns, resolving issues, and providing consistent communication and support Process move-ins, move-outs, and lease renewals in accordance with company policies and compliance regulations Support resident engagement efforts to foster a positive and inclusive community environment Affordable Housing Compliance: Assist with maintaining compliance with all affordable housing guidelines, including HUD, LIHTC, Section 8, and other funding programs Process income certifications, recertifications, and maintain accurate tenant files in accordance with regulatory requirements Ensure all required documentation is complete, current, and audit-ready Leasing & Marketing: Conduct property tours, respond to leasing inquiries, and assist applicants through the leasing and eligibility process Support leasing efforts to maintain optimal occupancy levels by assisting with marketing outreach, managing listings, and tracking vacancies Prepare lease agreements and ensure compliance with fair housing regulations Maintenance Coordination: Log, monitor, and follow up on work orders to ensure timely completion Coordinate with vendors, maintenance technicians, and residents to ensure high-quality service Conduct routine inspections of units and common areas to uphold cleanliness, safety, and maintenance standards Financial & Administrative Support: Assist with rent collection, delinquency tracking, and enforcement of lease terms Support budget tracking, invoice processing, and monthly reporting on occupancy, income, and expenses Maintain accurate records using property management software and assist with preparing property reports as needed Team Collaboration: Provide day-to-day administrative support to the Property Manager and on-site team Attend team meetings, assist with inspections, audits, and site visits Communicate effectively with team members, residents, and vendors to ensure smooth property operations Qualifications: Experience: 13 years of experience in property management or leasing, preferably in affordable housing Working knowledge of HUD, LIHTC, and Section 8 programs Familiarity with fair housing laws and housing compliance standards Education: High school diploma or equivalent required Associate's or Bachelor's degree in business, real estate, or a related field preferred Property management certifications (NALP, CAM, COS, etc.) are a plus Skills: Strong organizational, communication, and customer service skills Proficient in property management software and Microsoft Office Suite Ability to manage multiple priorities, meet deadlines, and maintain regulatory accuracy Detail-oriented and dependable with a strong team-first attitude Work Environment & Physical Requirements: This role is primarily office-based but requires regular walking of the property and occasional physical activity. You must be able to: Sit or stand for extended periods of time Walk the property to inspect units, common areas, and exterior spaces Lift files, packages, and materials up to 25 lbs. Use standard office equipment including computer, phone, copier, and scanner Communicate effectively in person, by phone, and via email Maintain regular attendance and availability for required office hours and on-site events Contact your HR team for a full Physical Demands Analysis.
