Director Of Facilities & Strategic Projects
We're seeking a strategic and experienced leader to oversee capital improvement initiatives across a large and diverse residential real estate portfolio in New York City. This role blends high-level planning with hands-on execution, requiring deep technical knowledge of building systems, vendor management expertise, and a strong ability to drive operational excellence while balancing the needs of residents, partners, and internal teams. Key Responsibilities
Capital Projects & Execution Lead all phases of capital projects including budgeting, planning, and execution, covering HVAC, roofing, envelope upgrades, structural repairs, and more Act as owner's rep and manage external contractors and GCs to ensure quality, timeliness, and budget adherence Oversee multiple concurrent initiatives such as corridor renovations, energy efficiency upgrades, window replacements, and rear yard improvements Strategic & Operational Leadership Develop scalable systems for preventive maintenance, cost-saving initiatives, and ESG-aligned enhancements Build frameworks for project planning, scope validation, reporting, and risk management Maintain strong working relationships with internal teams (Ops, Maintenance, Construction) and external capital partners Vendor & Stakeholder Management Source, evaluate, and manage subcontractors and vendors across 400+ small-scale buildings Drive negotiations and create value-add partnerships that align with organizational goals Serve as the liaison between operational staff, C-suite stakeholders, and capital investors Tech, Reporting & Compliance Utilize platforms like Yardi and Excel to manage reporting, budgets, and project progress Monitor cost variances, contractor performance, and long-term asset improvements Ensure regulatory compliance with all NYC building codes and inspection standards What We're Looking For
10+ years of progressive experience in real estate capital planning, project execution, or facilities oversight, preferably in multifamily or small-asset residential settings Strong technical acumen with building systems, vendor relations, and construction management Proven ability to think both strategically and tactically, with a sharp focus on cost optimization and long-term asset value Effective communicator who can present in the boardroom and speak the language of field crews alike Familiarity with property management software (Yardi preferred), construction tools, and sustainability practices is strongly valued The Portfolio
Over 2,200 residential units across 420 buildings in NYC, mostly small-scale multifamily townhomes Assets are typically century-old but rehabilitated; capital planning centers around modernization, efficiency, and tenant comfort Many properties are owned through partnerships with institutional investors and require regular reporting
