Eastdil Secured is seeking an Associate to join our Data Centers team in the Santa Monica office. This position will support the team's efforts with a primary focus on data center transactions. The Associate will operate within the Digital Infrastructure Group and focus on opportunities primarily in the Northern America region. Additionally, the Associate will also be assisting with tasks pertaining to global capital coverage. The role emphasizes qualitative research, complex quantitative analysis and financial modeling, as well as responsibility for overseeing underwriting processes, leading the creation and execution of marketing collateral, and managing the full deal process. Additionally, the Associate will play a key role in providing hands-on training and mentorship to a team of Analysts, supporting both team development and transaction execution.
Essential Functions
Management of comprehensive data center real estate valuation and transaction structure analysis with support from team of Analysts Independent production of pitches, proposals, and marketing materials Sector research and market data gathering and database management Management of transaction processes and client communication Collaboration with senior team members in identification, evaluation, and pursuit of new business initiatives Education Qualifications
3+ years of institutional commercial real estate or investment banking experience Prior work experience with institutional-grade commercial real estate assets is preferred Prior data centers sector and/ or sell-side advisory experience a plus Experience, Skills and Competencies Required
Advanced excel-based financial modeling skills and strong attention to detail ARGUS modeling skills a plus Demonstrated ability to perform quantitative and qualitative analyses of real estate transactions with advanced underwriting techniques and deep understanding of equity and debt capitalization structures Demonstrated ability to conceptualize real estate investment opportunities within the framework of relevant microeconomic and macroeconomic factors Demonstrated ability to work within a highly collaborative team setting Demonstrated ability to consistently produce high-quality work under tight time frames. Demonstrated ability to manage multiple projects and priorities to conclusion within agreed upon deadlines Willingness to work long hours in a demanding, highly focused, collaborative, and team environment
