Evermore Orlando Resort is an expansive and technically complex property spanning 1,100 acres with multiple operational components. The resort integrates resort-owned vacation rental homes, large-scale water features, and extensive recreational infrastructure. The eight-acre Evermore Bay lagoon includes advanced water treatment, circulation, and safety systems that require continuous monitoring. Two championship golf courses, numerous pools, water sports facilities, and a wide range of amenities, including pickleball courts, event spaces, and dining venues, further enhance the offerings. Position Summary
We are seeking an experienced, forward-thinking, and hands-on Senior Director of Engineering and Capital Projects to lead all aspects of engineering, landscaping and ground maintenance, capital planning, development support, and asset preservation at Evermore Orlando Resort. The Senior Director will collaborate closely with resort leadership, ownership, and external partners to drive operational excellence, maximize asset longevity, and ensure a seamless guest experience.
This person will also collaborate with the Conrad Orlando operating team and the operating and external ownership group of the Hyatt Regency Grand Cypress, which is within the Grand Cypress Planned Development, of which Evermore is a part. This position requires expertise in managing large-scale, mixed-use facilities that encompass a range of environments, including hospitality, residential, and recreational areas. The successful candidate will lead innovation and continuous improvement strategies, striking a balance between operational efficiency and long-term investment protection. This role will drive operational excellence, support the resort’s growth, and the growth of the Evermore brand beyond the initial resort.
Key Responsibilities:
Develop and lead the multi-year capital improvement plan, preventive maintenance strategy, and asset life-cycle roadmap. Align engineering operations with Evermore’s brand promise, prioritizing guest comfort, efficiency, and operational sustainability. Partner with ownership and development teams on future development, infrastructure upgrades, and expansion planning. Lead the RFP process, assess and make decisions regarding major operating agreements. Produce feasibility and evaluation studies for various projects and contract-related work. Ensure safe and effective operation of all systems: HVAC, plumbing, electrical, life safety, pools/lagoons, building automation, elevators, etc. Oversee and enhance preventive maintenance programs across homes, event venues, public spaces, amenities, and infrastructure. Ensure Resort assets (buildings, spaces, plant, equipment, and systems) are being correctly and efficiently managed and maintained with associated maintenance records. Lead emergency preparedness and risk mitigation protocols, including hurricane readiness, safety systems, and environmental compliance. Direct regular inspections of all resort spaces (FOH, BOH, exteriors, amenities), both independently and in coordination with resort leadership and ownership. Extract and analyze data from resort operations software to inform management and drive performance improvement (PM system, work ticket system, Accounting, Guest Requests and reviews, etc.). Monitor resort technical and utility financial targets, ensuring costs are kept within budgeted/forecasted parameters. Provide leadership in annual capital expenditure planning and implementation and comprehensive long-term capital planning. Lead or oversee construction and renovation projects, including scope development, contractor coordination, and budget adherence. Act as an owner’s representative in engineering-related CapEx initiatives, ensuring quality, value, and on-time delivery. Organize and take a leadership role in special projects as required. Lead the Engineering and Landscaping departments, ensuring collaboration across functional teams, including IT, security, legal, and finance, among others. Maintain strong partnership with the ownership group, including the Asset Management team and Dart Development. Lead a diverse team of engineers, technicians, and facilities staff; recruit, train, and mentor high-performing leaders. Assist in the development of assigned departmental Team Members in partnership with the Director of Engineering and other leaders. Initiate technical training and development opportunities to maximize internal resourcing. Continued development of technical manuals and guides for a unique operating environment and asset inventory. Foster a culture of proactivity, accountability, and guest-centric service across all engineering functions. Ensure full compliance with OSHA, EPA, ADA, fire codes, building codes, and environmental health and safety regulations. Manage departmental budgets, forecasts, and ROI analysis for energy initiatives and capital investments. Develop and provide regular reports and updates to resort leadership and ownership. Work closely with and support the safety & security team regarding life/safety processes, procedures, and initiatives. Attend, participate, and lead interdepartmental, owner, and project-related meetings. Education, Skills, and Experience:
15+ years of engineering and facilities leadership experience, with at least 5+ years in the leadership role of a large, complex resort property or multi-site role. Strong background in luxury hospitality, large-scale resort operations, or high-density vacation rental environments. Proven ability to lead capital projects, renovations, and infrastructure improvements in an operationally active environment. Experience working with developers, asset managers, and ownership groups on long-term asset strategy. Bachelor’s degree in Engineering, Facilities Management, or related field required. Master’s degree preferred. Professional certifications a plus: PE License, CFM, CHFE, LEED AP, or equivalent. Strategic thinker with a high level of organization and operational discipline. Excellent communicator with ability to collaborate across functional teams, third parties, and leadership stakeholders. Financially savvy; able to manage complex budgets and present to executive leadership with clarity. Calm, resourceful, and solutions-oriented under pressure. Luxury mindset that drives guest satisfaction as well as team member engagement Physical Requirements:
Able to safely lift, pull, and push up to 25 lbs. Visually look at a computer for extended periods. Must be comfortable inspecting facilities in varied conditions, including active construction zones, outdoor environments, and mechanical areas. Requires repetitive hand motions, including typing.
