Under the direction of the Director of Housing, the Housing Management Specialist (HMS), will assist in rental property operations at Porchlight locations. This is an in-person, on-site position. The HMS will serve clients primarily at our Thierer Road and Nakoosa Trail properties, located in Madison, WI.
ESSENTIAL RESPONSIBILITIES Primary duties of the Housing Management Specialist: Manage the intake and processing of new tenant applications to ensure full compliance with applicable regulations. This includes receiving applications, checking references and rental history of prospective tenants, verifying income and other pertinent processing duties. Supervise and coordinate tenant move-ins and move-outs with housing staff, case management and tenant ledger management personnel. Process paperwork and ensure compliance with any rental assistance agencies. Communicate ledger management issues with the accounting department coordinate the return of any security deposits. Monitor and respond to tenant behavior matters, including deliverance of lease violations (under the direction of the DOH). Monitor and work with the DOH to enforce adherence to federal, state, and local housing regulations. Coordinate with Maintenance Team: Respond promptly to tenant inquiries, maintenance requests, and complaints with professionalism and urgency. Work closely with the maintenance department to ensure timely unit turnover and address ongoing maintenance needs for current residents. Maintain a lead role in communicating, conducting and working with inter-company departments and outside agencies performing unit inspections/work. Collaborate with Community Partners: Serve as a liaison with community agencies, including municipal authorities and local police departments, as directed by the Director of Housing.
QUALIFICATIONS High School Diploma or equivalent Experience in property management or real estate support roles preferred Excellent communication and interpersonal skills Strong attention to detail and ability to multitask in a fast-paced environment Familiarity with lease agreements, landlord-tenant laws, and maintenance operations Ability to work independently as well as part of a team Mathematical Aptitude Be available to serve at other locations as necessary and in an emergency Have valid WI driver's license and access to an insured, reliable vehicle Be able to pass Porchlight's background checks Be able to be approved to drive Porchlight vehicles Full Time, 40 hours per week
