Overview
The Director of Leasing will lead and manage assigned centers and collaborate with all stakeholders to drive business and develop new opportunities. This position will maximize the leasing potential of the company's shopping center portfolio by analyzing, planning, and implementing leasing strategies to attain financial and tenant mix objectives.
Responsibilities include:
- Research, analyze, and recommend prospective tenants for assigned shopping centers based on credit impact, tenant mix, and ROI. Pursue tenants through canvassing, cold calling, and networking.
- Understand the key characteristics of the portfolio, including physical condition, demographics, market rental rates, co-tenancy, competition, and traffic patterns.
- Identify, qualify, originate, and negotiate lease terms for new and renewal retail leases (generally under 40,000 sq. ft.) for inline and freestanding units. Collaborate with tenant representatives, attorneys, and brokers through to lease finalization.
- Document deal specifics and communicate leasing status and opportunities across the organization.
- Coordinate and negotiate tenant and landlord construction requirements with tenants and the construction team.
- Provide budget forecasts reflecting projected leasing activity.
Qualifications:
- Bachelor’s degree with 7-10 years of leasing/sales experience.
- Real estate sales license (Massachusetts or reciprocal state) required.
- Proficiency in Windows, Word, Excel, Outlook, Salesforce, and MRI.
- Proven ability in deal documentation, structuring terms, and executing leases for inline and freestanding locations.
- Ability to conduct market analysis, define rental rates, and identify ideal tenant mixes.
- Experience in canvassing, cold calling, and qualifying tenants.
- Strong organizational and time management skills to handle multiple priorities.
