WHAT YOULL DO
As the Development Project Manager, you will manage all aspects of development of land or an existing site/building from contract execution through building permit approval. You will coordinate with external consultants involved in due diligence, design, engineering, and permitting for new school development. You will serve as the main point of contact throughout the development phase, ensuring all permits are obtained for construction commencement. Success in this role requires leveraging your experience to lead internal and external project teams, ensuring excellence in project management. This is a full-time, field-based position.
Collaborate during initial leasing/purchase with the Real Estate Director by reviewing proposed sites, providing cost, development timing, and permitting analysis; researching municipal requirements Create tailored development schedules based on zoning, permits, and approvals to expedite construction; manage and report progress weekly Lead and coordinate with architects, civil engineers, vendors, and other consultants to secure municipal approvals and facilitate financing documentation Represent Primrose at local meetings for zoning and site plan approvals Manage due diligence processes including Title Reports, ALTA Survey, Geotechnical, Environmental reports, and Property Condition Evaluations Coordinate with stakeholders including franchise owners, team members, and vendors Reduce development timelines through proactive stakeholder engagement and municipal relationships Travel to project markets to engage with local authorities and improve outcomes Secure all necessary approvals for site readiness for construction Maintain clear communication and collaboration with all stakeholders throughout the development process Ensure project timelines are met through schedule management, site visits, and progress reporting Identify value engineering opportunities for cost savings Complete all documentation and provide timely project updates WHO WE ARE LOOKING FOR
Bachelor's degree in Construction Management, Architecture, Engineering, or related field Minimum 5 years of development management experience in commercial construction or equivalent Experience with land development, site planning, and permitting processes Proven ability to work with municipalities for approvals Strong budgeting, scheduling, and project management skills Knowledge of construction industry standards, codes, and terminology Proficiency in project management software (e.g., Microsoft Project) Excellent organizational and communication skills Ability to travel approximately 50% WHAT YOULL GET
