Capital Projects Manager
to join our growing Chicago team. If youve got a background in construction, architecture, or project management and youre a people person who thrives on driving results we want to hear from you. This role is all about relationships, follow-through, and smart coordination. Youll serve as a key liaison between our Community Managers, vendor partners, and the Boards of Directors we serve. Westward360 is a leader in the Property Management industry, with locations across the map. We service condo, townhome, and homeowner associations, and provide rental management services to multi-family, single-unit, and co-op properties. What We Offer Total compensation up to $100,000 (Base+Commission) Monthly cell phone stipend Flexible hybrid schedule Medical/Dental/Vision insurance Front loaded PTO 401k - Company match up to 4% Long and short term disability at no cost to employee What Youll Do Work closely with Community Managers to identify and scope capital improvement projects across our portfolio. Meet with contractors to gather bids and proposals; assist managers and board members in interpreting and comparing proposals. Keep all stakeholders in the loop Community Managers, board members, and vendors through clear, timely communication. Track project progress and share updates through both internal systems and client-facing platforms. Manage change orders and approvals, ensuring documentation is thorough and timely. Maintain organized records for every project including contracts, COIs, invoices, and lien waivers. Collaborate with our Billing Team to make sure project invoicing and payments are accurate and on schedule. Help identify future project needs through reserve study analysis, budget planning, and ongoing property assessments. Support manager-led projects and help our team hit annual Cliff Bonus goals. What Youll Need Experience in construction, engineering, architecture, or related fields you dont need to be a trade expert, but you should be able to talk the talk with vendors and boards alike. Excellent writing and communication skills. This role requires frequent email communication with board members, managers, and vendors. Clear, concise, and professional writing is critical to success. Strong technology skills. Well train you on our platforms, but you should be confident with tools like Google Workspace, project management software, and cloud-based systems. A service-first mindset. Youll represent Westward360 on site, so a professional and personable demeanor is key. Organizational skills that are second to none youll be juggling multiple projects across many properties. A self-starter attitude. We provide training and support, but we dont micromanage. We value ownership and follow-through. Reliable transportation for site visits (mileage reimbursement provided). Flexibility to attend occasional evening walkthroughs or board meetings. Bonus Points If You Have HOA or community association board experience (especially as a volunteer or resident). Experience supervising a junior coordinator or assistant. Familiarity with residential reserve studies, operating budgets, and construction permitting processes. A portfolio of completed projects youve managed or contributed to directly.
