Position Summary : In coordination with the Property Manager and Maintenance Supervisor, the Maintenance Technician is responsible for the general upkeep, repair, and maintenance of commercial buildings and common areas. This role includes performing preventive maintenance, addressing tenant service requests, and ensuring the property remains clean, safe, and operational.

Key Roles / Responsibilities :

Perform general building maintenance, including plumbing, electrical, HVAC, and carpentry repair. Commercial Property Maintenance. Conduct routine property inspections to identify maintenance needs and address potential safety hazards. Perform painting duties, including interior and exterior touch-ups as needed. Maintain cleanliness of the property, including walkways, parking lots, common areas, and landscaping. Respond to maintenance service requests promptly and effectively, ensuring minimal disruption to tenants and operations. Assist with preventative maintenance programs, including HVAC system servicing, lighting inspections, and plumbing checks. Ensure compliance with all safety and building codes, as well as company policies and procedures. Coordinate with vendors and contractors for specialized repairs or services as required. Complete documentation of maintenance activities, including work orders and inspection reports. Maintain an organized inventory of tools, supplies, and materials necessary for routine maintenance tasks. Assist with emergency maintenance situations, such as water leaks, power outages, or equipment failures. Perform minor repairs on windows, doors, locks, and security systems to ensure property safety. Support seasonal maintenance tasks such as snow removal, de-icing, or landscaping upkeep. Provide excellent customer service when interacting with tenants, visitors, and vendors. Perform additional duties as assigned by the Property Manager or Maintenance Supervisor. Required Education, Experience, and Qualifications:

At least 2 years of commercial property maintenance experience required. Knowledge of basic plumbing, electrical, HVAC, carpentry, and painting practices. Ability to read and interpret maintenance manuals, blueprints, and safety guidelines. Strong troubleshooting and problem-solving skills. Must be able to work independently and as part of a team. High School diploma or equivalent required. HVAC or EPA certification preferred. CPO certification preferred for properties with pool facilities. Familiarity with OSHA safety regulations and building codes. Must have a valid driver's license and reliable transportation. Working Conditions :

Environment, such as an office or outdoors. Exposures encountered, such as hazardous materials, loud noise, or extreme heat/cold. Essential physical requirements, such as climbing, standing, stooping, or typing. Required to work some weekends, nights, or be on-call as a regular part of the job. Lift 1-35 lbs. Note: Lifting and carrying items over 50 lbs. should be done using assistance from one or more persons. Examples of the heaviest items lifted include washers/dryers, refrigerators, A/C unit abandoned sofas, etc. Professional appearance is required; Attire will be designated by the area supervisor.
