Building Maintenance Engineer Specifications

Must be available on an on-call basis 24 hrs./7 days per week, carrying an active cell phone and contact when not on the premises.

Respond to emergencies and perform tasks necessary for well-being and protection of the property and their occupants. Must be able to work weekends. Able to lift heavy equipment. Will be responsible for the overall maintenance, safety, and cleanliness of the property.

Will be required to have knowledge and experience with boiler, chiller, cooling tower, booster pump, emergency generator, swimming pool and elevator operations. Must be able to recommend and implement improvements to preventative maintenance programs on on-going basis. Oversee and inspect the work performed by outside contractors protecting integrity of the building systems. Check all doors, elevators, light fixtures, lobbies, stairways, storage areas, gates, pump room, electric room. Is something does not work, report condition to the Property Manager, repair or call for service. Must remove snow from sidewalks, driveways, and parking areas using snowplows, snow blowers and snow shovels.

Repair limited common elements including valves, clogged drains, windows, garage doors. Investigate unit problems including leaks, broken valves, clogged toilets, drains, sinks, dryer vents, shut off the water.

Prepare and start swimming pool startup. Clean the water filters, supplement the water with chemicals, vacuum the pool, put furniture in orderly fashion, Pool service will manage remaining checks and balance for the season. Provide access and assistance to inspectors, vendors, etc. Exercise valves in the first and eleventh floor hallways and equipment to ensure proper operation. Have a working knowledge of property Rules and Regulations. Solicit quotations or proposals from contractors as directed and review with the Property Manager. Secure the water pipes for winter in pool, garage area and outside water faucets.

Procure supplies with purchase orders. Pressure wash pool deck seasonally, start up and shut down, and put all pool items away.

Assure that daily rounds are made and recorded and that the status of equipment is noted, that work orders are completed on time according to established priorities, that preventive maintenance is completed on a timely basis.

Adjust light timers and clocks as necessary inside and outside.

Preform water shut downs as scheduled.

Check freight elevator book daily for moves and securing the freight elevator.

Other work as assigned by the management office.

Clean all utility rooms once per month. Check Game Room and Workout room Rooms. Clear trash chute, change dumpster for compactor - daily. Weekend is completed by Janitorial service. Inspect and replace empty air freshener cans on all 12 floors once per week. Perform property pick up daily. Set up Clubhouse for Board Meetings and other meetings and rentals as needed. Touch up paint on storage rooms, stairwell, and garbage chute. Monitor garage floor, pick up debris daily as needed. Pull out decorations and tree for the holiday season per management office as needed. Decorate outside as instructed by management office.

Required Skills HS, trades or college degree required

Basic working knowledge of building Structural, Mechanical, Electrical and Plumbing systems; Good written and verbal communication skills; good computer skills; and phone skills 3 to 5 years of experience as maintenance technician or assistant building engineer Excellent work ethics and ability to interact with residents, staff, vendors in a professional manner at all times

Good organizational skills necessary

Able to lift 50+ pounds
