About the Role:

The Maintenance Technician plays a critical role in ensuring the safety, functionality, and aesthetic quality of residential and commercial properties within the real estate and rental industry. This position is responsible for performing a wide range of maintenance tasks, including plumbing, electrical wiring, carpentry, drywall repair, and mechanical system upkeep, to maintain and enhance property value. The technician will conduct regular inspections, troubleshoot issues, and execute repairs promptly to minimize downtime and tenant inconvenience. By maintaining mechanical systems and structural components, the role supports operational efficiency and compliance with safety standards. Ultimately, the Maintenance Technician contributes to tenant satisfaction and retention by providing a well-maintained and safe living or working environment.

Minimum Qualifications: High school diploma or equivalent. Proven experience in plumbing, electrical wiring, carpentry, drywall, and mechanical repairs. Ability to safely climb ladders and work at heights. Strong understanding of mechanical systems and building maintenance procedures. Valid driver's license and reliable transportation. Preferred Qualifications:

Certification or vocational training in HVAC, electrical, or plumbing trades. Experience working in the real estate, rental, or property management industry. Familiarity with local building codes and safety regulations. Basic computer skills for maintenance tracking and reporting. First aid and OSHA safety training certifications. Responsibilities:

Perform routine and emergency maintenance tasks including plumbing repairs, electrical wiring, drywall installation and repair, carpentry, and mechanical system servicing. Conduct precision measurements to ensure accurate repairs and installations that meet building codes and safety regulations. Inspect and maintain mechanical systems such as HVAC, water heaters, and other equipment to prevent breakdowns and extend equipment life. Climb ladders and access elevated areas safely to perform maintenance on roofs, gutters, and other high structures. Document maintenance activities, report issues to management, and coordinate with external contractors when specialized repairs are required.

The Maintenance Technician utilizes plumbing skills daily to fix leaks, unclog drains, and maintain water systems, ensuring tenant comfort and safety. Precision measuring is essential for accurate installation and repair of drywall, cabinetry, and mechanical components, preventing costly errors. Carpentry and drywall skills are applied to maintain structural integrity and aesthetic appeal of properties, while electrical wiring expertise ensures safe and functional electrical systems. Mechanical repair skills are critical for servicing HVAC units, water heaters, and other equipment to maintain operational efficiency.
