AVP, Real Estate & Workplace Services Optimization
The AVP, Real Estate & Workplace Services Optimization, is a newly created leadership role focused on building the operational structure, planning discipline, and performance reporting framework needed to support Unum's evolving Real Estate & Workplace Services organization. This position plays a key role in aligning cross-functional services with enterprise strategy by enabling consistent project delivery, informed financial decision-making, and improved service coordination across facilities, corporate security, hospitality, and real estate management. This role plays a strategic integrator function, supporting operational leaders by creating structure, improving coordination, and enabling delivery across multiple functions. The AVP will lead centralized planning efforts, oversee performance measurement, and ensure compliance with financial and operational standards. They will also shape and implement workplace strategies that enhance employee experience, maximize the value of physical space, and optimize capital and operating expenses. Job Specifications Master's degree preferred; bachelor's degree required with relevant professional experience. 10+ years of progressive experience in project management, engineering leadership, workplace strategy, or management consulting with demonstrated success in organizational transformation. At least 5 years of experience applying structure and process to improve operational performance across multiple functional areas. Demonstrated ability to influence, align, and communicate effectively with senior leaders, cross-functional teams, and external partners. Proven track record of leading complex initiatives and delivering scalable solutions that drive measurable results. Experience coaching, developing, and managing leaders and matrixed teams, including indirect influence across enterprise functions. Strong financial acumen with a deep understanding of business operations, capital planning, budget variance analysis, and enterprise reporting. Highly collaborative, with a demonstrated ability to build and sustain trusted relationships across technical, operational, and strategic domains. Comfortable navigating ambiguity and leading through change, especially in environments undergoing structure-building or integration into mature Principal Duties and Responsibilities Serve as a liaison to Finance for all Real Estate & Workplace Services financial planning, including expense, income, capital, and fixed asset tracking and reporting at both project and activity levels. Partner with the People & Communications (P&C) organizationincluding the Strategic Program Office, Communications, and People Delivery teamsto coordinate planning and updates related to P&C strategy and the technology roadmap. Collaborate with Talent Strategy and P&C Data Analytics to update headcount growth, occupancy tracking, and forecasts to align staffing and services across real estate functions. Identify strategic priorities and define, design, and deliver cross-functional solutions in alignment with business needs and the employee experience. Establish and report on key performance indicators (KPIs) for Real Estate & Workplace Services. Lead delivery of workplace projects, including facility layout planning, furniture and design specifications, engineering, construction management, and test fits. Oversee project portfolio performance, including resource tracking and stakeholder requirements gathering. Maintain and improve tracking systems for policies, standards, records, and asset utilization across the workplace portfolio. Optimize office layouts and neighborhood plans to enhance productivity, align with business goals, and support Unum's Workplace Strategy. Partner with Strategic Sourcing to manage a portfolio of vendor initiatives aimed at improving cost, service quality, and contract value. Facilitate investment analyses and business case development to support strategic decision-making. Develop conceptual solution designs and present real estate strategies and investment recommendations to executive leadership. Support enterprise priorities and contribute to strategic decision-making as a trusted partner. Foster collaborative, high-trust relationships with internal stakeholders, peers, and senior leaders. Model effective, persuasive communication and consistently deliver high-quality solutions on time. Perform other duties and lead special projects as needed. The base salary range for applicants for this position is listed below. Unless actual salary is indicated above in the job description, actual pay will be based on skill, geographical location and experience. $114,100.00-$215,700.00. Additionally, Unum offers a portfolio of benefits and rewards that are competitive and comprehensive including healthcare benefits (health, vision, dental), insurance benefits (short & long-term disability), performance-based incentive plans, paid time off, and a 401(k) retirement plan with an employer match up to 5% and an additional 4.5% contribution whether you contribute to the plan or not.
