Mobile Operating Engineer
Job Description Summary Responsible for ensuring the efficient operation and maintenance of HVAC, mechanical, electrical, and plumbing systems for the assigned property(s). Responsibilities include maintaining a safe and clean environment, performing rounds, conducting routine assessments, and executing preventive and corrective maintenance for HVAC, mechanical, electrical, plumbing, carpentry, painting, and light housekeeping tasks.
Key Responsibilities Perform plumbing, electrical, and HVAC requirements for the building(s). Maintain HVAC equipment such as rooftop units, split systems, chillers, pumps, cooling towers, fan coil units, VAV, and air distribution systems. Monitor and adjust mechanical and pneumatic equipment, control gauges, valves, thermostats, and other systems to ensure comfort and efficiency. Perform repairs and adjustments based on field conditions. Oversee energy management systems and perform energy-saving initiatives. Conduct general repairs including doors, ceilings, handrails, floors, and fixtures. Perform preventive maintenance following industry standards and manufacturer recommendations, including filter changes, coil cleaning, belt inspections, and water chemical treatments. Inspect and maintain engine room and other critical equipment, including backup generators and fire pumps. Ensure safety protocols are followed, including fire and life safety inspections per NFPA standards. Document activities and report to supervisors. Respond promptly to emergencies and customer concerns. Adhere to all relevant codes, regulations, and safety practices. Complete safety training and maintain a professional appearance. Qualifications High School Diploma or GED; trade school or apprenticeship preferred. 5+ years of experience in operating mechanical, electrical, and plumbing systems. Relevant licenses or permits, such as Journeyman or Master Electrician, Refrigeration Certification, etc. Valid driver’s license and good driving record. Basic computer skills (Outlook, Excel, Word). Experience with HVAC, boilers, pumps, refrigerant systems, and energy management systems. Work Environment & Physical Demands This role operates in a professional office environment, requiring travel between properties. Physical demands include lifting up to 50 lbs, climbing, crouching, reaching, and working in various weather conditions. Good communication and reading skills are essential.
