Job Description Summary The purpose of this position is to provide leadership and management for the facilities organization at a specific location, set of buildings, or campus environment. The Facilities Manager is responsible for the day-to-day implementation of policies, procedures, programs, and workplace services that ensure a well-managed and well-maintained building. This role emphasizes positive responses to tenant concerns, environmental health and safety, and quality programs, aligned with the client's goals. The position also involves coordinating activities, financials, vendors, and manpower for current and future needs. Job Responsibilities
Ensure daily operations of the facility(s) or campus, including custodial, life-safety, engineering, site services, and maintenance, are conducted according to company policies and client directives. Manage contracts, review regularly, ensure bidding when required, and verify invoice accuracy. Supervise maintenance programs related to interior and exterior conditions and appearance. Respond promptly to tenant requests and oversee contract programs to meet tenant and occupant needs, ensuring problems are resolved efficiently. Complete site-specific documentation and reports accurately and timely, including manuals, logs, and compliance documents. Prepare, review, and approve budgets, financial reports, contracts, and expenditures. Coordinate the preparation of annual budgets, reforecasts, and business plans. Assist in developing capital budgets and long-term maintenance and improvement plans. Analyze and report statistical data to assess management objectives. Hire, train, motivate, and evaluate facility personnel, maintaining positive staff relations. Ensure compliance with management contracts and insurance requirements. Key Competencies

Bachelor's degree in Facilities Management, Real Estate, Project Management, or Business Administration. 5-7 years of experience in commercial high-rise, campus, or property management. Experience in leasing, construction, engineering, and property operations preferred. Experience with critical systems and cost efficiency programs preferred. CMMS or Work Order Management experience preferred. Additional Qualifications
Certifications such as CFM, IFMA, BOMA preferred. Ability to interpret construction specs and blueprints. Proficiency in management agreements, Microsoft Office, and financial systems. Knowledge of Building Management Systems maintenance. Work Environment & Physical Demands This role operates in a professional office setting, requiring use of standard office equipment. Travel may be necessary. Physical activity includes communication, operating equipment, and movement within the workplace.
