Salary: $91,320.00 - $104,400.00 Annually Location: Denver Metro, CO Job Type: Full Time Job Number: AAA-05943-072325 Department: Department of Personnel & Administration Division: Division of Capital Assets This position is part of the Capitol Complex management team managing a variety of occupations in the Labor Trades and Crafts class for the operation of 18 state owned buildings, seven parking lots, one parking structure and associated facilities including the State Capitol and Executive Residence. This position independently performs a range of tasks by supervising, directing and coordinating various trades performing construction and/or maintenance work. The work may involve consulting with agency staff, vendors, contractors, architects and engineers involved with the agency construction or maintenance projects. The tasks performed by this position may include but are not limited to planning, directing and supervising maintenance and construction activities involving Capitol Complex maintenance personal and outside vendors. This work involves reading and interpreting blueprints, sketches, schematic diagrams and understanding of mechanical specifications; estimating material and labor requirements and ordering equipment and supplies. Completing the annual Controlled Maintenance planning and budgeting process. Interpret budgetary and organizational situations in order to allocate human and fiscal resources in order to achieve Capitol complex goals. This position supervises and oversees the operations of all maintenance shops and operations, performance planning, and hiring processes. A summary of the duties and responsibilities will include, but are not limited to, the following: Daily Operations: Supervises the day-to-day critical and essential activities of the structure, grounds, HVAC, plumbing, and electrical groups to accomplish required minor and major maintenance and repairs on building equipment, electrical and mechanical systems. Works with the management team to determine the Capitol Complex annual business plan to successfully achieve mission and goals. Performing all supervisory duties, such as developing and evaluating performance, as well as hiring and interviewing. Coordinates with and directs trade supervisors and second level supervisors to manage and provide specific support for the day-to-day work and emergency assignments of all trade employees. Takes and assigns, on a rotating basis, all after hours calls during the week to determine if immediate response is needed by maintenance staff. Budget: As part of the management team, this position recommends and helps develop the implementation of the yearly budget for maintenance. As part of the management team this position monitors expenditures of funds for parts, materials, repairs, and equipment replacement for all Capitol Complex building equipment maintenance. Project Monitoring: Responsible for the execution and completion of special projects as assigned by the Property Manager and Assistant Property Manager. Plans, develops, implements and inspects contractors work for quality and code compliance to affirm that quality work is being accomplished. Designs layout sketches from oral and written descriptions; reads and interprets blueprint drawings; writes equipment and material specifications for various maintenance projects and monitors and inspects electrical installations. Manage all elevator contracts and inspections, submitting required paperwork with the City of Denver. Inventory Control: As part of the management team, it helps to develop and implement the written procedures for the distribution of inventory items. As part of the Management Team determines what supplies will be kept on hand and what supplies will be ordered on an as needed basis. Class Code & Classification Description: D9D2XXLABOR, TRADES, AND CRAFTS OPERATIONS II Minimum Qualifications: Experience Only: At least five (5) years of experience in labor, trades or crafts or an occupational area related to the work assignment, three (3) of which must have been at the level of a unit supervisor or equivalent. The exceptional candidate will possess the proven ability or accomplishment in the following preferred qualifications: Previous State Service related to the work assigned to the position Maintenance experience: knowledge of the following systems but not limited to Heat Pump systems, Chiller Systems, natural gas boilers, DDC and pneumatic control systems and Computerized Maintenance Management Systems (CMMS) Effective project management skills including team collaboration - Strong project management and organizational skills Demonstrated ability to independently identify and analyze issues and develop appropriate solutions and plans of action: with strong ability to influence decision-making through diplomacy Conditions of Employment: A pre-employment criminal background check will be conducted as part of the selection process.
