Develop and prepare accurate cost estimates for townhome construction projects, including materials, labor, and equipment. Analyze project plans, specifications, and other documents to identify potential cost savings and efficiencies. Lead the preconstruction phase, including budgeting, scheduling, and coordination with design and construction teams. Solicit and review bids from subcontractors and suppliers, ensuring competitive pricing and quality work. Collaborate with project managers, architects, and engineers to develop value engineering solutions and alternative construction methods. Prepare detailed bid proposals and presentations for clients and stakeholders. Monitor market trends, pricing fluctuations, and industry developments to maintain competitive and accurate estimates. Manage the preconstruction process, including project scope definition, risk assessment, and timeline development. Maintain strong relationships with subcontractors, suppliers, and other partners to ensure successful project outcomes. Provide ongoing support during the construction phase, including budget tracking, cost control, and change order management. Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field. Substantial experience in estimating and preconstruction management, with a focus on residential or multi-family housing projects. Strong understanding of construction processes, materials, and building codes. Proficiency in estimating software (e.g., Bluebeam, ProEst) and Microsoft Office Suite. Excellent analytical, organizational, and problem-solving skills. Strong communication and interpersonal skills, with the ability to collaborate effectively with all project stakeholders. Ability to read and interpret blueprints, construction drawings, and specifications. Knowledge of current market conditions, material costs, and labor rates. Detail-oriented with a commitment to accuracy and quality. What's on Offer
