Lead & Mentor
- Oversee daily operations for a portfolio of affordable housing communities, with your primary placement at one of SAIL's larger Metro properties.
- Mentor and train newer Business Managers at smaller sitesproviding guidance, best practices, and hands-on problem solving.
- Develop team members through regular coaching, feedback, and skills training to ensure operational excellence and regulatory compliance.
- Achieve budgeted performance goals by analyzing financials, optimizing rents, reducing delinquency, and managing expenses.
- Partner with maintenance teams to ensure strong curb appeal, timely work order completion, and safe, welcoming environments.
- Monitor occupancy, leasing velocity, and retentionidentifying opportunities to improve results across your portfolio.
- Ensure full compliance with LIHTC, Section 8, and other affordable housing program requirements.
- Oversee leasing, recertifications, inspections, and reporting with precision.
- Champion a concierge-level resident experience by fostering responsiveness, proactive communication, and personalized service.
- Work closely with SAIL's centralized support teams to streamline processes and share operational insights.
- Maintain strong relationships with Regional & Director providing timely updates and participating in property tours and meetings.

Requirements: What We're Looking For- Minimum 4 years of property management experience, preferably in affordable housing and LIHTC programs.
- Proven leadership experience managing multiple sites or larger teams.
- Solid understanding of affordable housing regulations, Fair Housing laws, and compliance best practices.
- Strong interpersonal skills with the ability to inspire, coach, and hold teams accountable.
- Proficiency in Yardi or similar property management software.
- A proactive problem-solver who brings personal best energy, curiosity, and enthusiasm to every day.
