SAIL is growingand we're looking for a driven, experienced, and mission-aligned Affordable Multi-Site Business Manager to lead operations at one of our larger affordable communities in the Twin Cities while also mentoring and guiding newer managers at smaller sites in your portfolio. What You'll Do
Lead & Mentor
  • Oversee daily operations for a portfolio of affordable housing communities, with your primary placement at one of SAIL's larger Metro properties.
  • Mentor and train newer Business Managers at smaller sitesproviding guidance, best practices, and hands-on problem solving.
  • Develop team members through regular coaching, feedback, and skills training to ensure operational excellence and regulatory compliance.
Operational & Financial Oversight
  • Achieve budgeted performance goals by analyzing financials, optimizing rents, reducing delinquency, and managing expenses.
  • Partner with maintenance teams to ensure strong curb appeal, timely work order completion, and safe, welcoming environments.
  • Monitor occupancy, leasing velocity, and retentionidentifying opportunities to improve results across your portfolio.
Compliance & Resident Experience
  • Ensure full compliance with LIHTC, Section 8, and other affordable housing program requirements.
  • Oversee leasing, recertifications, inspections, and reporting with precision.
  • Champion a concierge-level resident experience by fostering responsiveness, proactive communication, and personalized service.
Collaboration & Communication
  • Work closely with SAIL's centralized support teams to streamline processes and share operational insights.
  • Maintain strong relationships with Regional & Director providing timely updates and participating in property tours and meetings.

Requirements: What We're Looking For
  • Minimum 4 years of property management experience, preferably in affordable housing and LIHTC programs.
  • Proven leadership experience managing multiple sites or larger teams.
  • Solid understanding of affordable housing regulations, Fair Housing laws, and compliance best practices.
  • Strong interpersonal skills with the ability to inspire, coach, and hold teams accountable.
  • Proficiency in Yardi or similar property management software.
  • A proactive problem-solver who brings personal best energy, curiosity, and enthusiasm to every day.
