The Regional Maintenance Supervisor reports to the VP of Facilities and is responsible for the physical and mechanical upkeep of the portfolio, including but not limited to: Maintaining painting and cleaning of the property (internal and external) Completing all maintenance work, code compliance, fire alarm checks, and capital improvement projects in-house Scheduling and managing capital improvement projects and apartment repairs Setting scope, obtaining bids, checking contractors, and submitting for approval for external improvements Repairing appliances and obtaining quotes for replacements Maintaining boiler machinery and completing monthly inspection reports Snow removal where applicable Maintaining good resident and client relations and informing the VP of Facilities of issues Managing night and weekend maintenance staff Ensuring timely, professional, and courteous completion of work orders Hiring and terminating maintenance staff in cooperation with management Submitting payroll accurately and on time Collaborating with the VP and on-site management for daily scheduling based on portfolio needs Qualifications: High school diploma; additional education preferred HVAC certification Electrical certification (commercial and residential) Universal certification Valid driver’s license and current automobile insurance Minimum of two years supervisory experience preferred Excellent customer service and interpersonal skills Ability to perform effectively in a fast-paced portfolio Seniority level
