Responsibilities
The Regional Maintenance Supervisor reports to the VP Facilities and is responsible for ensuring all aspects of the physical and mechanical upkeep of the portfolio, including but not limited to: Ensuring the maintenance of painting and cleaning of the property (internal and external) Ensuring all maintenance work (including mechanical work), code work, fire alarm checks, and capital improvement projects are completed in-house Scheduling any and all capital improvement projects and apartment work Setting the scope, getting bids, checking contractors, and submitting for approval when improvements are done with outside contractors Ensuring the repair of all appliances (refrigerators, stoves, dishwashers, etc.); obtaining prices and quotes for appliances when necessary Repairing and ensuring all boiler machinery is kept in good working condition; includes completion of monthly inspection reports Snow removal where applicable Maintaining good resident and client relations and informing the VP Facilities of any potential or existing problems Managing the night and weekend maintenance staff Ensuring that the maintenance team completes all work orders in a timely, professional, and courteous manner Hiring and terminating maintenance staff in cooperation with the internal management team; includes cleaners, painters, grounds personnel, and janitorial team members Ensuring that payroll is submitted accurately and in a timely fashion for the maintenance team Working with the VP Facilities and on-site management team to manage the day-to-day schedule based on portfolio and business needs Qualifications
High school diploma Additional education preferred HVAC certification Certification in electrical (commercial and residential) Universal certification Valid driver’s license and current automobile insurance Minimum of two years supervisory experience preferred Excellent customer service skills Strong interpersonal skills and the ability to communicate instructions accurately Effectively perform in a fast-paced portfolio
