Maintenance Mechanic
This position is responsible for daily operation, maintenance and repair of assigned academic buildings, preventative maintenance, building checks, HVAC, plumbing, and electrical repairs. This position will interact with students, faculty, and other campus staff. This position to follow safe work practices, follow industry standards for maintenance/repairs, have good communication and record keeping skills. Employee shift is 7 am
3:30 pm, Monday through Friday with occasional overtime as directed. This position will be required to respond to a 24-hour maintenance phone on a rotation with other staff. Responsibilities
Perform HVAC preventative maintenance and repairs for air handlers (including filters, belts, bearings, and pulleys/sheaves), unit heaters, pumps, heating valves, ventilation, roof top exhaust units and chilled water systems. Perform plumbing systems preventative maintenance and repairs including faucets, sinks, showers, valves, urinals, flush valves, water closets, bottle fillers, water fountains, eyewash stations, recirculating pumps, sump pumps, backflow devices, and water softeners. Repair or replacement of heating system, domestic water pumps and couplings including lubrication of all pumps and motors according to established preventative maintenance schedules or as requested. Perform maintenance and repairs on air compressors. Perform electrical systems troubleshooting and repairs including replacement of lights, switches, receptacles, hand dryers, LED conversions, motor replacements. Perform checks, maintenance and replacement of batteries for generators, UPS systems, fire alarms, etc. Perform preventive maintenance such as cleaning and auguring drain/waste lines. Perform minor carpentry repairs such as maintenance, repairs and adjustments of window, doors and door hardware including lock mechanisms, closers, door operators. Perform weekly generator inspections. Perform inspections of fire extinguishers, exit lighting, fire alarms and other fire suppression systems. Perform building inspections and meter readings. Provide first response for service calls, building system alarms, and leak investigations. 15% Miscellaneous Work Complies with recognized environmental health and safety standards and safe work practices. Attends relevant training in respect to achieving the assigned tasks. Assists skilled trades with their maintenance and repair work as needed. Keeps work areas clean, organize and maintain supplies, tools, equipment and equipment/storage areas. Inventory items as determined. Perform building checks, identify deficient items and submit work orders for deficient items. Performs other duties as necessary for the University to function with a minimum number of interruptions. Uses campus e-mail and internet programs for communication and information, as needed, to compliment campus protocol. Performs record keeping for all activities above. Special Requirements A valid Wisconsin driver's license is required for the operation of all state licensed vehicles. Facilities Management is comprised of Building Maintenance and Grounds, Custodial Services, Heating Plant, Administration, and Facilities Planning and Engineering. The campus is comprised of 2.4 million square feet on approximately 135 acres including 55 buildings of which 22 are academic/research, 12 support services and 21 for university housing. The campus has its own utilities of steam, chilled water, data and electricity. Compensation
Minimum starting salary of $19.00/per hour, commensurate with qualifications, experience and available budget. A six-month probationary period is required.
