Job Summary: The main responsibilities of the Maintenance Technician is to ensure the property’s systems and structures are in working order and to provide preventative maintenance to these same systems. Duties & Responsibilities: Respond rapidly to requests for emergency and non-emergency assistance in a professional and hospitable manner. Work closely with other department managers to ensure maintenance requests throughout the property are met Assist with preventative maintenance and complete report work orders such as replacing ceiling tiles, light bulbs, patching vinyl, etc., to maintain the hotel and keep the product quality standard. Perform preventative maintenance assignments on a scheduled basis (e.g., “room care”) Assisted in checking electrical systems such as air conditioning controls, televisions, and lighting systems, and made minor repairs and/or replacements Assist in checking and making routine repairs and assist with major repairs of all hotel equipment, including small appliances, kitchen equipment, laundry equipment, boilers, pool equipment, HVAC, hand and power tools, and general plumbing systems and fixtures such as pipelines, toilets and sinks, kitchen, and laundry equipment Service the hotel’s pools, including adjusting chemicals and cleaning filters; completing maintenance request forms and record logs Maintain the building exterior and “curb appeal” (e.g., snow removal, lawn care, painting, and gardening) Refurbish furniture and fixtures within guest rooms, such as cabinets, tables, chairs, doors, windows, and counters. Paint and finish furniture and fixtures if needed Carry out inspections of the facilities to identify and resolve issues Keep maintenance logs and report on daily activities Respond courteously to all guest questions, complaints, and/or requests to ensure strong guest satisfaction Act as an ambassador and representative for the property, the Village of Los Ranchos, and Albuquerque Monitor and maintain the guest pool in the Barn Commons, including conducting daily chemical level tests, opening the pool, adding salt and other chemicals when needed, and cleaning the filtration system Operate heavy machinery Develop maintenance procedures and ensure implementation Monitor equipment inventory and place orders when necessary Manage relationships with contractors and service providers Perform any other job-related duties as assigned Essential Job Functions: Perform manual service or maintenance tasks Read technical information needed to perform maintenance or repairs Clean equipment, parts, or tools to repair or maintain them properly Clean facilities or sites Confer with organizational members to accomplish work activities Inspect buildings or grounds to determine condition Inspect the condition or functioning of facilities or equipment Repair structural components Troubleshoot equipment or systems operation problems Test mechanical equipment to ensure proper functioning Locate damage, defects, or wear Replace worn, damaged, or defective mechanical parts Install electrical components, equipment, or systems Repair electrical circuits or wiring Inventory materials or equipment Maintain operational records Measure distances or dimensions Paint surfaces or equipment Remove snow Requirements:

Solid understanding of plumbing and electrical systems, carpentry, landscaping, mechanical operations, and automobile maintenance Solid experience in plumbing, carpentry, and electrical systems Solid understanding of facilities, machines, and equipment Experience in planning maintenance operations Friendly, goal-oriented, and outgoing with great people skills Able to read, comprehend, and write instructions and/or short correspondence, having excellent verbal communications Self-motivated and personally driven for excellence in all areas of his or her job Able to keep track of and report on activity Able to stand for long periods and walk on rough, uneven ground and variable soil conditions Frequent bending, standing, stooping, and kneeling Able to lift up to 50 lbs. Able to work in extremes of weather and temperatures Flexible, this position can be scheduled for variable hours and days.
