Long established Real Estate Development Company / General Contractor located in first-class modern downtown Chicago offices is expanding staff and seeking a senior PROJECT MANAGER to assist in building ground-up and remodel existing retail plazas from start to finish, including construction bidding and store openings.
This role involves obtaining competitive bids from subcontractors, direct construction management from our downtown office, and managing outside vendors such as Architects, Engineers, and Contractors.
You will ensure timely, effective, and efficient management of construction projects (new builds and remodels), meeting or exceeding targeted timelines and budgets to enable timely, high-quality openings or re-openings.
RESPONSIBILITIES
From our downtown corporate office, direct and lead multiple construction projects, managing field superintendents, planning, budgeting, and quality control. Qualify and direct subcontractors, architects, engineers, and other consultants, ensuring they stay on schedule and are held accountable. Manage all project schedules by tracking based on defined timelines, providing timely and accurate updates. Effectively manage contracts, understanding all construction, lease, and landlord-related agreements, including LOI and Landlord work-letter, ensuring compliance and assessing risks proactively. EXPERIENCE QUALIFICATION
Minimum 5 years of retail construction management experience. REQUIRED KNOWLEDGE, SKILLS, OR ABILITIES
Proficient in project management (construction) and reading plans. Strong knowledge of budgeting, estimating, and scheduling technology. Excellent relationship-building and influencing skills. Working knowledge of building codes, ADA, and federal/state requirements. Strong organizational and reporting skills. Ability to manage multiple projects simultaneously. Demonstrated leadership and management skills. Ability to develop and maintain vendor and supplier relationships. Ability to identify key steps in complex processes to advance projects.
