Assistant Property Manager - Must have commercial experience

Seeking a highly motivated Assistant Property Manager (APM) to join our team in Emeryville, CA. Reporting to the Property Manager, this role provides essential support to the property management team in daily operations, ensuring outstanding service to tenants and customers.
Key responsibilities include:
Tenant Relationship Management
Establish ongoing relationships to understand tenant needs and concerns, contributing to resolution efforts.
Respond promptly and courteously to tenant requests from both site and head office.
Oversee scheduling of tenant events and meetings.
Maintain vacant suites to company standards and assist the leasing team as needed.
Maintain and update the tenant manual annually and support enforcement of policies and procedures.
Operations
Manage daily property operations.
Supervise staff engaged in operating and maintaining facilities and equipment.
Ensure quality of internal and third-party services (engineering, security, janitorial, etc.).
Perform regular property inspections to ensure smooth operations.
Manage vendors, attend meetings, and oversee work order processes.
Assist in soliciting bids, awarding contracts, and ensuring vendor compliance.
Support sustainability initiatives and leasing activities as directed.
Participate in emergency response planning and life safety programs.
Financial Management
Assist in creating property budgets.
Review and analyze monthly financial reports and variances.
Assist with forecasts, expense management, and billing processes.
Qualifications
3-5 years of experience in property management, preferably in a commercial or retail environment.
Post-secondary degree in business or real estate; RPA or CSM enrollment is an asset.
Strong computer skills, including MS Office; familiarity with JDE preferred.
Excellent communication, analytical, decision-making, and customer service skills.
Leadership qualities and strong interpersonal skills to build tenant relationships.
