POSITION SUMMARY The Regional Property Manager oversees the daily operations of a portfolio of multifamily and single-family rental communities. This role ensures that all properties meet performance, compliance, leasing, and maintenance goals while providing leadership to onsite and corporate teams.
KEY RESPONSIBILITIES Operational Leadership Manage leasing and property operations to achieve company and ownership objectives. Ensure compliance with all applicable federal, state, and local laws, including HUD and Fair Housing regulations. Conduct regular site visits to assess performance and maintain quality standards. Team Management and Development Provide leadership and direction to Area Managers and Onsite Teams Regularly assess staffing needs, create staffing plans and monitor performance of employees Foster culture of collaboration, accountability and continuous improvement Collaborate with Training and Development to create and implement programs to enhance skills and knowledge of the property management teams Hiring, training, coaching and evaluating property managers and their onsite teams. Financial Management Prepare and manage annual operating budgets and lease-up budgets. Conduct cash flow analysis and monitor the financial health of each property. Prepare and present monthly financial reports, including variance reports. Lead monthly and quarterly financial reviews and presentations with leadership and stakeholders. Monitor and report on key performance indicators (KPIs) related to occupancy, collections, expenses, and revenue. Set rental and renewal pricing and market analysis. Legal and Compliance Oversee tenant disputes and eviction proceedings. Ensure proper execution of leases, amendments, and legal notices. Perform regular audits of leases and ledgers. Maintenance Oversight Collaborate with maintenance supervisors and the facilities team to uphold maintenance and repair standards. Monitor work orders, unit turnovers, and preventive maintenance schedules. Conduct site inspections to ensure properties meet company standards. Marketing & Brand Management Develop and implement marketing and leasing strategies in collaboration with internal marketing team. Maintain a positive brand image across the portfolio. Analyze advertising and leasing performance to support occupancy goals in collaboration with internal marketing team. Monitor resident surveys to ensure resident satisfaction. General Support portfolio growth by maintaining strong relationships with clients and stakeholders. Participate in the development of new management contracts and onboarding new properties. Perform other duties as assigned by supervisor.
QUALIFICATIONS Bachelor’s degree in Business or related field, or equivalent experience. 5+ years of experience in property management. Strong leadership and communication skills. Ability to interpret financial reports, perform cash flow analysis, and deliver financial presentations. Proficiency in Microsoft Office, Google Workspace, and property management software. Highly organized, detail-oriented, and able to manage multiple priorities. REQUIRED LICENSES & CERTIFICATIONS Annual Fair Housing Certification
