Senior Property Manager
with experience in affordable housing to oversee daily operations of a residential community. The role requires expertise in HUD, LIHTC compliance, financial acumen, and fostering a service-first resident community. The Property Manager drives leasing, compliance, maintenance, financial operations, and team development to meet regulatory standards and Rainey’s standards of excellence. Essential Functions Property & Operations Management
Oversee daily operations: leasing, rent collection, resident services, vendor coordination, maintenance Conduct inspections to ensure safety, cleanliness, and curb appeal Manage work orders, unit turnovers, and preventative maintenance Enforce policies and resident guidelines compliant with fair housing laws Affordable Housing Compliance
Ensure compliance with HUD, LIHTC, and Section 8 Manage income certifications and tenant eligibility documentation Prepare reports and audits for regulatory agencies Stay updated on housing regulations and lead policy updates Financial Management
Develop and manage budgets with Regional Manager Monitor expenses and property performance Manage rent collection and delinquency Support financial reporting and compliance filings Resident Relations & Retention
Address resident concerns and resolve conflicts Promote community engagement and satisfaction Oversee move-ins, move-outs, lease renewals Team Leadership
Lead onsite team including assistant managers, leasing staff, maintenance Delegate tasks and ensure accountability Conduct staff meetings, reviews, training Foster a collaborative, inclusive environment Qualifications
Minimum 3+ years in property management, especially affordable housing Experience managing high-volume properties and diverse teams Proven success in rent collection, occupancy, compliance High school diploma required; Bachelor’s preferred Certifications like CAM, CPM, HCCP preferred Skills & Competencies
Deep knowledge of housing regulations and compliance Strong financial skills and software proficiency Organized, problem-solver, excellent communicator Work Environment & Physical Requirements
This role involves office and on-site work. Must be able to walk the property, sit/stand for long periods, lift up to 25 lbs., communicate effectively, and be available for emergencies. For a full Physical Demands Analysis, contact HR. Benefits & Compensation
