About the Role: Gardiner & Theobald is seeking a dynamic, driven, and highly skilled Senior Project Manager / Associate Director specializing in MEPF Project Management. The role will lead the successful delivery of multiple, complex projects from inception to closeout, while developing and mentoring project teams and cultivating strong client relationships. Key Responsibilities: Project Leadership & Delivery · Oversee the planning, design, construction/installation, and commissioning of MEP systems, ensuring project goals, budgets, and schedules are met. · Serve as the primary point of contact for clients, consultants, contractors, and vendors for all MEP-related matters. · Define, design, and own execution of multiple complex or large-scale initiatives. · Lead client presentations, communications, and strategic discussions. · Assist in real estate site selection and technical lease reviews where required. Design & Construction Coordination · Coordinate with design teams to ensure MEP system designs meet project specifications, regulations, and sustainability goals. · Lead value engineering exercises as needed for budget alignment. · Oversee construction activities to ensure quality, schedule, and budget adherence. Procurement & Contracting · Prepare and manage RFPs; evaluate and recommend engineers, commissioning agents, contractors, and specialty consultants. · Identify and coordinate procurement of long-lead equipment. Budget, Schedule & Risk Management · Develop and maintain project budgets, schedules, and risk registers. · Manage large accounts, including fee collection, forecasting, and additional services proposals. · Anticipate risks and implement mitigation strategies proactively. Team Leadership & Development · Manage, mentor, and develop junior staff to support their professional growth. · Delegate effectively while ensuring project deliverables are met. Reporting & Documentation · Maintain comprehensive documentation including meeting agendas, minutes, schedules, dashboards, and closeout packages. · Provide regular project updates to clients and stakeholders. Business Development · Identify and cultivate new business opportunities. · Lead proposal development, RFP responses, and interview preparation. Knowledge, Skills & Experience · Bachelor’s degree in Mechanical/Electrical Engineering, Construction, Architecture, or related field. · 7–10+ years’ experience in MEP project management (consulting engineering, commissioning, operations, or contracting). · 3+ years in a leadership role managing teams. · In-depth technical knowledge of MEP system design, permitting, construction, commissioning, and operations. · Familiarity with building codes, Mechanical/Plumbing Codes, and related standards. · Strong verbal, written, and presentation skills. · Experience managing multiple projects simultaneously. · Proficiency in Microsoft Suite; MS Project and Procore experience preferred. · Relevant certifications (PE, LEED AP, CEM, CxA) desirable. · Knowledge of sustainable building practices, energy-efficient MEP systems, and cost estimating is a plus. Preferred Project Experience: Core & shell, commercial, mixed-use, residential, hospitality, museums/arts/heritage, healthcare, critical facilities.
