We are seeking a Project Engineer to train into a highly successful Tenant Improvement Project Manager and who shares our values and dedication to exceptional client service.
This position will be placed directly under a Senior Project Manager and given immediate estimating and project management responsibilities. As a Project Engineer you will provide support to the team with the planning, developing and managing of tenant improvement commercial construction projects.

The following are some of your day-to-day responsibilities :
Essential Duties and Responsibilities :
Assist project management team in the estimating and managing of all commercial tenant improvement construction projects to ensure quality, schedule adherence, cost control and safety standards that meet or exceed client satisfaction objectives. Support all aspects of project management and field operations where necessary, for small or medium sized construction projects.
1. Support Project Manager, or other management roles in the construction process throughout all phases of the life cycle of a project, including estimating, scheduling, subcontracting, construction administration and closeout of small tenant improvement projects.
2. Review project plans, requirements, and specifications; review contract conditions to ensure compliance with all contract terms.
3. Interpret project drawings and identify scope of work for competitively bid projects. Assemble list of qualified subcontractors and prepare invitation to bid document for each trade; assist in competitive bid process.
4. Perform estimates of smaller projects and assist project manager on larger construction projects to establish project budgets and contract price.
5. Create, update, and maintain a variety of project controls that track the status of individual projects or change orders, RFI’s, shop drawings and submittals, matters involving quality control, safety, job costing, close-out and other aspects of the project or work agreements.
6. Support the change management process; update logs, routing source documents to vendors, obtain pricing, develop estimates and proposals, write change orders.
7. Establish, monitor, communicate and maintain project schedules utilizing scheduling software; assist project manager in managing plan take-offs of materials, labor, and subcontract work.
8. Support project manager in negotiating contracts, subcontracts, and purchase orders; assist with the evaluation of projects for constructability and value-engineer cost savings.
9. Assist with budget tracking, job cost review and reporting; prepare and code invoices to clients and assist in the collection of receivables.
10. Assemble, organize, and maintain all documents needed for project commissioning and closeout activities, and manage final activities related to project closeout.
11. Conduct job walks to proactively identify issues that could lead to problems and facilitate solutions; aid in initiating and completing building permit process.
12. Perform other duties as required or assigned.
Education and / or Work Experience Requirements :
1. Bachelor’s degree in construction management, engineering, or architecture and at least 2 years’ experience as a project engineer in commercial construction.
2. Strong knowledge of construction methods and materials, costing, scheduling, and estimating.
3. Demonstrated knowledge of construction plans and specifications.
4. Ability to research and understand California Building Code, ASTM technical data, manufacturer’s installation instructions, and fire prevention UL systems.
5. Proficient in Procore, Bluebeam, Microsoft Office Suite, Microsoft Project, Building Connected, or other project management and scheduling software.
6. Excellent verbal and written communication, interpersonal and customer service skills.
7. Excellent organization skills, attention to detail and accuracy of work.
8. Ability to work in a fast-paced environment, prioritize workload and meet strict deadlines.
9. Ability to analyze and solve moderately complex problems and deal with a variety of variables, effectively diffuse situations through diplomacy and communication techniques.
10. Ability to interpret a variety of instructions furnished in written, oral, diagram, and schedule form.
11. Ability to establish and maintain effective working relationships with managers, co-workers, clients, subcontractors, and building inspectors.
12. Ability to work both independently and collaboratively; willingness to be flexible and adaptable to changing priorities.
13. Ability to travel regularly to other offices and project sites as needed, possession of a valid California driver’s license.
Physical Requirements :
Ability to perform the essential job functions safely and successfully, with or without reasonable accommodation consistent with the ADA, FMLA and other federal, state and local standards, including meeting qualitative and / or quantitative productivity standards.
Ability to maintain regular, punctual attendance consistent with the ADA, FMLA and other federal, state, and local standards
Prolonged periods of sitting at a desk and working on a computer.
Frequent use of hands, rotation of wrists and finger dexterity for computer keyboard; moderate reaching, grasping, pushing / pulling file drawers of 10 – 50 pounds.
Occasional walking and climbing stairs when visiting job sites / clients; exposure to outdoors, dust, high noise levels, hot and cold weather. PPE is required.
Infrequent kneeling, bending, or twisting upper body; lifting 10-20 pounds.
