Job DescriptionPOSITION PURPOSE: The Commerical Property Manager oversees all aspects of a property/portfolio of commercial properties. ESSENTIAL FUNCTIONS:Oversee day-to-day operational management of buildings and grounds in line with company policies, approved budgets, business plans, and management direction.Develop property business plans and annual operating budgets with a focus on increasing revenues, controlling costs, and maximizing property leasability.Achieve customer service excellence through tenant-focused relationship programs and processes that exceed expectations. Lead the team to anticipate tenant needs, assure prompt response to service requests, and manage affairs for the mutual benefit of tenants and property NOI.Prepare and deliver timely, accurate financial reporting requirements, including monthly performance reports with variance explanations.Manage vendor relationships, ensuring service expectations and contract obligations are met, including bid and insurance requirements.Oversee quality control, cost-containment initiatives, and act as a liaison between tenants and service providers.Handle financial management and recordkeeping activities such as rent collection, invoicing, payables, and corporate accounting compliance.Lead risk management efforts to minimize exposure and losses, including insurance compliance, safety adherence, accident prevention, and post-incident follow-up.Act as liaison between property and internal asset managers, leasing representatives, and other stakeholders.Support leasing activities, due diligence, and financial/statistical data analysis.SUPERVISORY RESPONSIBILITIES:Supervise on-site staff, ensuring compliance with employment laws, company policies, and directives.Plan and monitor staffing levels, overtime, and productivity.Facilitate employee development, deliver performance appraisals, and recommend staffing actions.Mentor and coach team members while fostering a positive culture with low turnover and high satisfaction.REQUIREMENTS:Bachelor's degree or equivalent with business-related coursework.Minimum two years of commercial property management experience.At least one year in a supervisory role.Knowledge in contract and lease administration, accounting, budgeting, financial analysis, business planning, risk management, tenant relations, construction oversight, engineering, maintenance, energy management, and security.Proficiency with Microsoft Office, Yardi property management software, and financial systems.KNOWLEDGE, SKILLS & ABILITIES:Strong decision-making and problem-solving abilities.Ability to communicate effectively with tenants, staff, and stakeholders.Skilled in reading and interpreting complex materials such as contracts, financial reports, and legal documents.Capable of presenting to management, public groups, and tenant associations.PERFORMANCE METRICS:Meet approved operating budgets, cost control goals, and annual NOI targets.Complete owner and corporate reports on time.Ensure accounting deadlines and lease data entry requirements are met.Maintain positive tenant satisfaction scores.BENEFITS:Competitive compensation and bonus eligibility.Multiple medical, dental, and vision plan options.Employer HSA contribution.Company-paid life and disability insurance.401(k) with company match.Paid time off, including vacation, holidays, sick time, and bereavement leave.Paid volunteer hours and parental leave.Professional development programs.Wellness initiatives and incentives.Salary Range: $100,000 - $130,000 annually, dependent on experience, knowledge, and budget considerations.Monday to Friday Business Hours Fully In-Office All qualified applicants will receive consideration for employment without regard to race, color, national origin, age, ancestry, religion, sex, sexual orientation, gender identity, gender expression, marital status, disability, medical condition, genetic information, pregnancy, or military or veteran status.
