Position Summary
The Urban Land Institute (ULI) is seeking a mission-driven and relationship-oriented
Advancement Officer/ Development Officer to join our growing fundraising team. This frontline role is responsible for securing annual and major gifts through direct engagement with individual donors, corporate partners, and foundations. Managing a personal portfolio of donors and prospects, the Advancement Officer drives the full donor lifecycle—identification, cultivation, solicitation, and stewardship—while serving as a strategic partner to ULI’s Centers, Institutes, and Emerging Initiatives (CIEI). With a focus on gifts ranging from $1,000 to $250,000+, this position emphasizes building and advancing a robust pipeline of major gift prospects, strengthening donor relationships, and aligning giving opportunities with ULI’s strategic priorities. The Advancement Officer collaborates closely with District Councils, Product Councils, and program leads to grow philanthropic support for ULI’s mission. The role is hybrid, requiring three days per week in ULI’s Washington, DC headquarters, with occasional travel for donor meetings and events. Key Responsibilities Fundraising & Portfolio Management Annual Giving: Drive the acquisition, renewal, and upgrade of donors through targeted outreach, segmented appeals, and peer-to-peer fundraising strategies. Major Gifts: Develop and execute personalized cultivation and solicitation plans for major donors, securing gifts of $25,000–$250,000+. Manage a personal portfolio of approximately 100–125 donors and prospects, with regular in-person and virtual engagement (average 8–10 substantive meetings per month). Lead donor pipeline development, including identification, qualification, and moves management. Engage ULI volunteer leaders in donor cultivation and solicitation efforts. Meet or exceed annual revenue targets for both annual and major gift fundraising as outlined in yearly work plans. Foundation

Corporate Giving Cultivate and solicit foundation and corporate gifts up to $50,000, in coordination with District Councils and program teams. Prepare tailored proposals and grant materials aligned with ULI priorities. Coordinate with the Corporate & Foundation Relations (CFR) Officer and Stewardship Officer to ensure timely impact reporting and funder engagement. Transfer and coordinate proposals exceeding $50,000 with the CFR Officer. CIEI Advancement Liaison & Annual Fund Support Serve as the primary Advancement liaison to ULI’s Centers, Institutes, and Emerging Initiatives, ensuring philanthropic priorities are represented and integrated into fundraising strategies. Provide strategic guidance and proposal review support to colleagues developing CIEI-related fundraising materials. Collaborate with the Annual Fund Program Lead to support District Council segmentation and CIEI-related appeals. Internal Collaboration & Data Management Maintain accurate donor records, interactions, and moves management data in ULI’s CRM. Work closely with stewardship and communications teams to ensure timely and personalized donor recognition. Stay informed of ULI programs to align fundraising efforts with evolving priorities. Other Key Responsibilities Represent ULI at donor, member, and industry events. Perform other duties as assigned by the President, ULI Foundation. Qualifications Minimum Requirements 5–7 years of frontline fundraising experience with demonstrated success closing both annual gifts ($1,000+) and major gifts ($25,000–$250,000+). Proven ability to manage a personal portfolio of donors from identification through solicitation and stewardship. Strong communication, relationship management, and project coordination skills. Experience engaging volunteer leaders in fundraising efforts. Familiarity with CRM/database systems and donor pipeline management.
