Housing Specialist
You will compile data for reports on housing deficiencies requiring new construction, renovation, modernization, or other corrective improvements. You will conduct regular inspections and determine the necessary repairs or improvements needed and schedule or coordinate the corrective actions. You will coordinate maintenance, repair, or other work required to ensure facilities are maintained. You will conduct periodic inspections to assess habitability of assigned spaces, common use areas, custodial and maid services. Requirements: Must be a US Citizen. Must be determined suitable for federal employment. Must participate in the direct deposit pay program. New employees to the Department of the Navy will be required to successfully pass the E-Verify employment verification check. Generally, current federal employees applying for GS jobs must serve at least one year at the next lower grade level. Within the Department of Defense (DoD), the appointment of retired military members within 180 days immediately following retirement date to a civilian position is subject to the provisions of 5 United States Code 3326. Males born after 12-31-59 must be registered for Selective Service. This is a bargaining unit position. You will be required to obtain and maintain a current valid United States driver's license. You will be required to successfully complete a pre-appointment physical examination. You will be required to obtain and maintain an interim and/or final security clearance prior to entrance on duty. May be required to work overtime. May be required to work other than normal duty hours, which may include evenings, weekends, and/or holidays. Qualifications: For GS-06: Your resume must demonstrate at least one year of specialized experience at or equivalent to the GS-05 grade level or pay band in the Federal service or equivalent experience in the private or public sector. Specialized experience must demonstrate the following: 1) Providing guidance on housing policies, practices, and procedures related to the housing program; 2) Representing management at resident functions and resolving routine resident complaints and disputes; 3) Conducting Special studies and/or audits to support budgetary data, maintenance, and project improvement of occupancy activities to prepare recommendations to higher level housing personnel; 4) Receiving a variety of assignments usually related to Public Private Venture (PPV) Housing referral, Government-owned Housing occupancy, maintenance, and termination activities. Works under the guidance of a higher-level housing manager. For GS-05: Your resume must demonstrate at least one year of specialized experience at or equivalent to the GS-05 grade level or pay band in the Federal service or equivalent experience in the private or public sector. Specialized experience must demonstrate the following: 1) Providing guidance and assistance on housing regulations and procedures; 2) Coordinating with housing contacts and applicants to provide referral information; 3) Providing customer service to military and civilian personnel to resolve housing discrepancies; 4) Conducting evaluations, assessments, inspections and reporting requirements to higher level management for Contract performance ratings and compliance. Education: For GS-5: 4-year course of study leading to a bachelor's degree. A transcript must be submitted with your application. Physical demands: Work alternates between sedentary work during which the employee may sit comfortably to do the work and also work requiring physical exertion. Employees may be required to wear protective gear including hard hats, boots, and coveralls while visiting housing units or facilities undergoing inspection, repair, maintenance, or renovations.
