Help As a Facility Operations Specialist at the GS-1640-12 some of your typical work assignments may include: Facilities Management including maintenance, restoration, and modernization. Project Management to include requirements gathering, development of Statements of Work, Performance Work Statements for overall contract management Space utilization and management. Communicates and leads team goals, objectives, work plans, priorities and assignments. Serves as the representative to the higher headquarters, the Directorate of Public Works, the Corps of Engineers, private sector companies and others as required. Expert knowledge of systems, structure, electrical circuits, floor plans, fire and safety codes, and policies and regulation. Required to complete Trusted Tester Certification for Section 508 Standards. Qualifications: You may qualify at the GS-12, if you fulfill the following qualifications: A. One year of specialized experience equivalent to the GS-11 grade level in the Federal service: Planning, directing, monitoring, and coordinating the assignment and utilization of the facilities, utilities, installed equipment, parking, and interior decorating and furniture layout for the building. Managing and preparing plans to support routine maintenance, repair, equipment replacements, space utilization and management, office layouts, remodeling, alterations, and environmental remediation work to assure conformity with regulations, official policies and established procedures. Conducting investigations and studies of the effectiveness of facilities support efforts and prepares recommendations in the form of reports and briefings to correct problem areas and improve operational effectiveness. Experience refers to paid and unpaid experience, including volunteer work done through National Service programs (e.g., Peace Corps, AmeriCorps) and other organizations (e.g., professional; philanthropic; religious; spiritual; community, student, social). Volunteer work helps build critical competencies, knowledge, and skills and can provide valuable training and experience that translates directly to paid employment. You will receive credit for all qualifying experience, including volunteer experience. In addition to meeting qualifications, your application package must reflect the applicable experience to meet the Individual Occupational Requirements for the 1640 series. Individual Occupational Requirements Education: Undergraduate and Graduate Education: Major study -- engineering, industrial arts, property management, or business administration. Or Experience: Specialized Experience (for positions above GS-5): Examples of qualifying specialized experience include: Managing a maintenance program for office or apartment building complexes, hospitals, recreation facilities, military, or other special-purpose installations, including planning maintenance activities, and developing preventive maintenance programs. Conducting surveillance activities over construction and maintenance operations performed by a variety of private contractors, including reviewing project plans and specifications for workability, informing contractors of construction and reporting requirements, and supervising operations for conformance with project plans. Performing maintenance or construction work, including estimating material and labor costs for a variety of construction or maintenance projects (such as construction or maintenance of brick, frame, structural steel, reinforced concrete, and other type structures ranging from one- or two-story buildings to larger structures), directing actual work operations, and maintaining appropriate contacts with the organization funding the project.
