Job Description The Project Manager will oversee the full lifecycle of public sector and HCAI/OSHPD-regulated construction projects, from preconstruction to closeout. This individual will be responsible for schedule and budget adherence, compliance with state regulations, and coordination with clients, design teams, and subcontractors. The ideal candidate brings strong leadership, organizational, and communication skills and a proven record of delivering complex projects on time and within budget.
Key Responsibilities Manage all phases of project execution: planning, scheduling, budgeting, and on-site coordination. Lead RFIs, submittals, change orders, and maintain thorough project documentation. Ensure strict adherence to California Public Works regulations, DSA guidelines, and HCAI/OSHPD compliance. Coordinate field activities with superintendents, subcontractors, vendors, and consultants. Conduct and lead project meetings, including preconstruction, progress reviews, and OAC meetings. Track costs, forecast budgets, and process billing/pay applications. Maintain strong relationships with clients, consultants, and regulatory agencies. Oversee project closeout activities, including warranties, as-built documentation, and final turnover. Qualifications
Minimum 5+ years of experience managing Public Works and HCAI/OSHPD construction projects. Deep knowledge of California Public Works, DSA, and HCAI/OSHPD processes and regulations. Proven experience with K-12, higher education, municipal, and healthcare facility projects. Strong understanding of construction drawings, contracts, and technical documentation. Proficient in Procore, Bluebeam, and scheduling/project management software. Excellent communication, leadership, and organizational skills. Bachelor's degree in Construction Management, Engineering, or a related field (preferred). Valid driver's license with a clean driving record. Ability to travel to jobsites throughout Culver City and nearby regions. Compensation & Benefits
