Company Privately held and vertically integrated, the company is an owner, operator, and developer of commercial real estate, possessing in-house development, construction, leasing, and property management capabilities. Since its founding, the company has built a strong track record in the single-tenant retail, grocery-anchored shopping center, and healthcare real estate sectors. Continuously expanding, the company’s pipeline of projects has never been more robust and has extended its footprint well beyond California. Location Sonora, CA at the foothills of the Sierra Nevada Mountains, close to Yosemite National Park (Relocation Required) Role The Head of Construction leads the Construction Division and is responsible for overseeing a team that manages multiple commercial real estate construction projects across the Western States. The leader will manage all aspects of the construction process, including budget preparation, project planning, scheduling, estimating, soliciting bids, and client and municipal interactions. This role will supervise Project Managers, Project Superintendents, Project Coordinators, and an Accounting Technician, and will collaborate closely with leasing and property management teams. The leader is tasked with ensuring the successful execution of multiple commercial construction projects at various stages simultaneously. Responsibilities General Management: Report to Executive Leadership, Project Stakeholders, Partners, etc. Build and maintain positive, professional relationships with Authorities Having Jurisdiction, Subcontractors, General Contractors, Suppliers, and other stakeholders. Oversee multiple construction projects and ensure timely and successful completion. Represent the company professionally in all interactions with external and internal parties. Maintain communication with governmental agencies and other relevant parties to facilitate project development. Project Scheduling: Develop and maintain project schedules. Manage key project milestones, including lease terms, development agreements, design, permitting, and construction timelines. Report on project progress and troubleshoot any scheduling issues that arise. Entitlement and Permitting: Work with design consultants and local authorities to guide projects through the permitting and approval processes. Project Design and Engineering: Review and understand all project documentation, including site plans, surveys, and engineering drawings (civil, landscape, architectural, structural, mechanical, electrical, plumbing). Conduct thorough design reviews to identify errors, omissions, and cost-saving opportunities before finalizing construction documents. Coordinate with designers and consultants to ensure conformance with all planning, design, and construction standards. Manage the design and construction schedules to ensure timely deliverables. Project Budgeting: Assist in the preparation and ongoing management of development budgets, including site, building, tenant build-outs, and professional fees. Maintain and track project budgets, monitor change orders, and prepare monthly development reports. Lead the bidding process, including preparing Requests for Proposals, conducting pre-bid meetings, qualifying bids, and preparing final contracts. Oversee project budget tracking, change orders, draw reviews, and payment applications. Construction Oversight: Manage the hiring process for contractors, including preparing Requests for Proposals, managing bids, negotiating with contractors, and drafting contracts. Oversee the construction of shopping centers, including coordination with contractors and monitoring adherence to approved plans, schedules, and budgets. Conduct regular site visits to monitor progress and perform punch list inspections as needed. Assist with project closeout and ensure seamless tenant handover. Collaborate with tenant design teams to ensure that their requirements are incorporated into the design and construction process. Lead the transition of completed projects to tenants and ensure that tenant needs are met. Prepare tenant reports and manage turnover notifications. Project Handover to Property Management: Work closely with the property management team to ensure a smooth transition of the project to the operations team once construction is completed. Communication: Maintain clear communication with all stakeholders, including internal teams, clients, contractors, designers, and property management. Ensure all critical components are addressed and deadlines met. Organize and maintain project files, binders, and electronic records. Review and manage various project proposals (soils, environmental, architectural, etc.). Prepare and update construction budgets and schedules for executive approval. Coordinate plan submittals and manage the approval process. Ensure effective coordination of consultants and internal teams. Manage value engineering and quality control of plans. Ensure proper documentation and approvals are obtained, including utility service letters and inspections. Attend municipal and neighborhood meetings as needed. Conduct inspections and facilitate project closeout procedures. Assist with turnover to tenants and property management. Desired Skills and Qualifications: Extensive experience in commercial retail ground-up construction. Excellent interpersonal and communication skills. Strong problem-solving abilities and a results-oriented approach. Highly organized with strong attention to detail. Proven leadership abilities and experience managing teams. Ability to read and interpret construction documents and technical drawings. Strong knowledge of construction standards, methods, materials, and industry practices. Proficient in Microsoft Office Suite (Word, Excel, Project). Ability to travel to project sites as needed. Minimum of 7 years of experience in commercial construction, specifically in retail and shopping center projects. A BS degree from an accredited institution is preferred, ideally in a construction-related field. National retail construction experience is a plus.
