and we are seeking an experienced
Land Acquisition Director . This person will be responsible for identifying, analyzing, negotiating, and acquiring new land and lots for the division in accordance with the organizational strategy and business plan. Additionally, this person will collaborate with leadership to ensure all underwriting assumptions for land acquisition include, but are not limited to: phases of zoning approval, municipal approvals, entitlements, permitting, platting, design, and construction necessary for the land and lots to be used for residential construction. They will also maintain relationships with key market players, provide up-to-date data on land deals, market data, proformas, deal status, and manage budgets and staff. Specific Job Responsibilities include:
Responsible for land purchases within the division. Prepare letters of intent and respond to RFQs in competitive bids. Oversee contract review, negotiations, and execution with legal counsel. Assist in creating a strategic land plan with geographic, product, and pricing goals. Establish the vision for the Land Acquisition Department, including operations and budgets. Analyze markets to identify strategic acquisition areas and evaluate project feasibility. Build relationships with land owners, brokers, title companies, lenders, municipalities, and other industry players. Stay informed on market trends and generate land deals through networking. Oversee potential projects from land search to corporate approval. Review survey/title issues and other reports for liabilities. Assist in presentations to municipal and government bodies. Prepare deal summaries and land tracking reports for management. Manage real estate closings and financings, including land banking documents. Maintain accurate lot purchase activity reports. Handle developer issues post-initial closing. Qualifications
Bachelor’s degree in Civil Engineering, Urban Planning, Real Estate Development, or Construction Management preferred; HS Diploma required. 5+ years in real estate acquisition, preferably in homebuilding. Experience working with municipalities, homeowners, contractors, attorneys, and engineers. Proficiency in Microsoft Office applications. Strong interpersonal, communication, and presentation skills. Effective negotiation skills and problem-solving abilities. Ability to handle stress and interact with the public and government agencies.
