and we are seeking an experienced

Land Acquisition Director . This person will be responsible for identifying, analyzing, negotiating, and acquiring new land and lots for the division in accordance with the organizational strategy and business plan. Additionally, they will collaborate with leadership to ensure all underwriting assumptions for land acquisition, including zoning, municipal approvals, entitlements, permitting, platting, design, and construction, are reasonable. They will also maintain relationships with key market players, provide up-to-date data on land deals, market trends, proformas, deal status, and manage budgets and staff to fulfill these responsibilities. Specific Job Responsibilities include: Responsible for land purchases within the division. Prepare letters of intent and respond to RFQs in competitive bids. Oversee contract review, manage negotiations, and contract execution. Assist in creating a strategic land plan aligning with geographic, product, and pricing goals. Establish the vision for the Land Acquisition Department, including operations, budgets, and project projections with the Region President. Analyze markets to identify strategic areas for land acquisition and evaluate project feasibility. Build relationships with landowners, brokers, title companies, lenders, municipalities, and other stakeholders. Stay informed on market activities, trends, and opportunities, generating land deals through networking. Oversee project searches, negotiations, due diligence, and approval packages. Review survey/title issues and reports to assess liabilities. Assist in presentations to municipal and government bodies. Prepare deal summaries and land tracking reports for management. Handle real estate closings and financings, including drafting documents. Manage Lot Takedown Summaries for accurate reporting. Assist with developer issues post-initial closing. Qualifications Bachelor's degree in Civil Engineering, Urban Planning, Real Estate Development, or Construction Management preferred; HS Diploma required. 5+ years in Real Estate acquisition, preferably in homebuilding. Experience working with municipalities, homeowners, contractors, attorneys, and engineers. Proficiency in Microsoft Office applications. Strong interpersonal, communication, and presentation skills. Influencing and problem-solving abilities. Capacity to handle public and governmental interactions under stress. Excellent negotiation skills adaptable to changing circumstances. Ability to establish key relationships for successful entitlement and planning processes. Overview
