Position Summary
The Maintenance Technician is responsible forperforming routine and emergency maintenance tasks at a residential apartment community. This includes troubleshooting, repairing, and maintainingproperty systems to ensure a safe, comfortable, and well-maintained living environment for residents.
Essential Duties and Responsibilities
Complete resident service requests in a timelyand professional manner Perform repairs and maintenance on HVAC, plumbing, electrical, carpentry, and appliances Conduct routine inspections and preventive maintenance throughout the community Assistwith the upkeep of grounds, amenities, and common areas Prepare apartments for move-in by performing repairs, paintingtouch-ups, and cleaning Ensure tools, supplies, and equipment are properly maintainedand stored Maintain accuraterecords of work completed and parts used Electto participatein the voluntary Opt-In Emergency Call Assistance Program Follow all safety protocols, building codes, and company procedures Non-Essential Duties
Assistin inventory control of maintenance supplies Support community events or property inspections as requested Provide backup coverage for porter/janitorial duties when needed Other duties as assigned
Required Qualifications
High school diploma or equivalent 1+ years of general maintenance experience, preferably in residential or property management Basic knowledge of HVAC, plumbing, electrical, and mechanical systems Strong customer service and communication skills Ability to work independently and as part of a team Familiarity with maintenance tools and equipment Valid driver's license and reliable transportation Ability to work flexible hours including weekends Ability to communicate effectively with team members Preferred Qualifications
Experience in apartment maintenance or multi-family housing Trade school or certification in HVAC, plumbing, or electrical systems OSHA or safety training Work Environment and Physical Requirements
Frequently workindoors and outdoors in varying weather conditions Regularly climbs ladders, bends, kneels, and reaches in confined spaces Routinely lifts or moves objects up to 50 pounds Operates hand and power tools safely and efficiently Uses personal protective equipment (PPE) as required Company Values
