SJA Property Management is seeking their next Property Manager Lead to join their positive momentum. This is a remote role and property management experience specifically with LeadSimple and Appfolio (or a similar alternative) is required. The Property Manager Lead is responsible for the overall success of their portfolio and team. They operate beyond the traditional role of a property manager, focusing on innovative practices to achieve outstanding results for the company and its clients. We are currently hiring for a full-time Property Manager to help manage a portfolio of single-family homes, individual condominium units, and small apartment buildings in the greater Eastside and Seattle area. Our specialty is providing highly personal and caring service to our clients. We professionally manage our clients rental assets to help them create long-term wealth by owning rental real estate. ?This is a 9am-5pm position with no after hours responsibilities. Prior experience in LeadSimple and Appfolio (or a compatible property management software) is required. This position calls for a highly organized individual with superior time management skills. The job requires a unique combination of people skills, undying support for clients and tenants, and extreme attention to details. The ideal candidate is dynamic, inquisitive, and collegial. We are looking for someone who is energetic with a client-service oriented attitude and the ability to exercise good judgment in order to effectively resolve all rental management issues. Core Responsibilities: Team Management: Mentor, train, and support team members. Set and review KPIs, ensure team cohesiveness, and resolve conflicts. Client Communication: Own the communication between the client and the firm, develop trust, and address issues promptly. Policy Compliance: Ensure adherence to company policies, Fair Housing laws, Residential Landlord Tenant Act, local ordinances, and accurate data management in systems like Appfolio and LeadSimple. Leasing and Applications: Oversee tenant screening, lease approvals, and ensure properties meet company standards. Escalated Issues Oversight: Manage and resolve escalated issues within 48 hours. Evaluations and Renewals: Own the evaluation process, ensure timely renewals, and manage lease enforcement and delinquencies. Move-Ins and Move-Outs: Coordinate move-ins and move-outs, ensure properties are rent-ready, and handle tenant deposit dispositions. Communication Response: Ensure all client and resident inquiries are responded to within 24 hours. Client Satisfaction: Drive towards exceeding client expectations and wowing clients with exceptional service. Definition of Success: Success for the PML Team Leader is defined by achieving or exceeding portfolio revenue growth targets, maintaining high client satisfaction scores, ensuring timely completion of tasks with minimal overdue items, keeping tenant churn rates low, resolving escalated issues promptly, responding to all client and resident inquiries within 24 hours, and consistently exceeding client expectations while delivering exceptional service. Key Performance Indicators (KPIs): Portfolio Revenue Growth: Measure the percentage increase in revenue generated from the portfolio on a quarterly basis. Client Satisfaction Score: Track client satisfaction through quarterly surveys, aiming for a minimum score of 85%. This may be a star rating 1-5 and should be 4.5 stars or higher. Task Completion Rate: Ensure that 95% of tasks in LeadSimple are completed on time, with a target of zero overdue tasks. Tenant Churn Rate: Monitor the percentage of tenants who move out each month, aiming to keep it below 5%. Escalated Issues Resolution: Track the number of escalated issues and ensure they are resolved within 48 hours. Communication Response Time: Ensure all client and resident inquiries are responded to within 24 hours. Days without Revenue: Days from Lease End Date to Lease Start Date, average under 30 days. Work Arrangement/Requirements: This is a remote role and this person does not need to live in a specific location. The ideal candidate has an active WA State Real Estate Broker's License or is willing to complete the necessary steps in the first 45 days of employment.
